Now and for generations to come.\nQuadReal: Excellence lives here.\nwww.quadreal.com\nRole Description:\nReporting to the Senior Maintenance Manager, the Maintenance Technician will contribute and participate in activities related to preventative and unscheduled maintenance, as well as environmental, health and safety, and other special initiatives, with a goal of always providing exceptional resident satisfaction through the delivery of great service to all residents.\nResponsibilities:\nGeneral Maintenance\nMaintain a thorough knowledge and understanding of all building mechanical systems (i.e., pumps, life safety systems, HVAC, swimming pools, and other systems depending on the specific property). \nPerform scheduled, preventative, routine and emergency maintenance as directed. \nPerform daily site inspections, interior and exterior, and document all findings. \nInspect vacant suites. \nComplete suites make ready activities. \nEnsure all tools and cleaning equipment are maintained and serviced regularly. \nPerform waste and recycling duties. \nResponsible for cleaning duties, including litter pick-up, sweeping, shoveling, pressure washing, or other. \nEnsure property, grounds and vacant suites are kept clean in accordance with QuadReal standards. \nCoordinate and supervise trades work such as painters, electricians, plumbers, etc when necessary, including opening and locking suite doors. \nEnsure maintenance records, files, and documentation are maintained accurately and timely and in accordance with established procedures utilizing Yardi Voyager. \nMaintain part stock, maintenance supplies, and complete regular inventories Work with Maintenance Manager or Community Manager to order supplies as necessary to ensure the proper operation of the property. \nMaintain all logs and safety checks. \nPerform other duties as required. \nHealth and Safety\nComply with all legislation, including but not limited to: The Residential Tenancies Act, Labour Relations Act, Fire Code and Occupational Health and Safety Act. \nUnderstand and adhere to QuadReal’s Health and Safety policy ensure a thorough knowledge and understanding of emergency procedures including fire, flood, and mold remediation for all staff. \nFamiliarity with the emergency operation of electrical systems, elevator, boiler/chiller, fire panel and life safety systems, mechanical systems, sprinklers and timer systems. \nEnsure all vendors and contractors comply with the established Health and Safety policy, and immediately report any infractions, hazardous conditions, or damaged equipment to the Maintenance Manager or Community Manager. \nEnsure the effective monitoring and control of all building access including cylinder lock and electronic systems. \nCustomer Service:\nUphold QuadReal’s mission, vision, and values, serving as a brand and cultural ambassador to residents, co-workers, vendors, and the public.\nProfessionally and courteously handle all inquiries, feedback, complaints, or concerns.\nInteract with residents in a diplomatic, respectful, and solution-oriented manner.\nFoster and promote a strong customer service culture among all staff.\nExperience and Qualifications:\nTwo years of related general maintenance experience.\nHigh school diploma supplemented with post-secondary courses or certification.\nAwareness of occupational health and safety practices.\nAbility to communicate with co-workers and supervisors effectively and professionally, both oral and written.\nSuperior ability to develop and sustain cooperating working relationships with staff, contractors, the public, and especially residents.\nFamiliarity with Microsoft Office, smart phone and tablet technology. Experience with Yardi Voyager and Work Order App is beneficial.\nAvailability for Emergency response and on-call duty, as required.\nAbility to lift, push, and pull up to 25 kilograms.\nThis job posting is for an existing vacancy within our organization.\nThe expected annualized base salary range for this role is $50,000 - $57,000.\nBased on the position, QuadReal offers a competitive total rewards package in addition to the base pay, which may include a performance-based incentive plan, comprehensive health & dental benefits, pension plan, and paid time off.\nThe actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.\nWe value diverse experiences and perspectives.
