Now and for generations to come.\nQuadReal: Excellence lives here.\nwww.quadreal.com\nRole Description:\nAs the Operations Manager of the Industrial East Portfolio, you will oversee daily building operations and technical service delivery across a large network of industrial properties and business parks in the GTA.\nThis position plays a key role in operational performance oversight, capital planning and project delivery, advancing sustainability goals including Net Zero targets, and ensuring safe, compliant, efficient and well-maintained building operations.\nYou are a hands-on, service-oriented leader who thrives in a fast-paced environment, with a strong focus on collaboration, technical excellence, customer experience and developing others. You use operational data, technology and sound technical judgment to identify risks, improve performance and support both short-term operations and long-term asset value, while contributing operational knowledge and best practices to broader National Industrial initiatives.\nResponsibilities:\nOperational Oversight & Compliance\nOversee day-to-day building operations, maintenance, fire and life safety systems and technical service delivery across the Industrial East Portfolio.\nProvide oversight of preventative maintenance programs, inspections and work orders, ensuring deficiencies and overdue items are appropriately assigned, escalated and resolved.\nEnsure compliance with QuadReal policies and applicable codes, regulations and operating standards.\nPerformance Reporting & Data Management\nReview operational performance reporting, including COVE preventative maintenance performance, Dynamics work-order and inspection activity, fleet driver-safety metrics and other operational KPIs. \nUse reporting and trend analysis to identify risks, recurring issues, outstanding items and opportunities for operational improvement.\nEnsure appropriate follow-up and accountability for identified deficiencies and performance issues.\nBuilding & Technical Operations\nProvide technical leadership across HVAC and RTUs, electrical, plumbing, BAS, roofing and building envelope, and fire and life safety systems.\nSupport troubleshooting, lifecycle planning, equipment replacement and capital decision-making.\nProvide technical guidance to Building Operators, Property Management and other stakeholders when complex building issues arise.\nPreventative Maintenance & Asset Planning\nSupport QuadReal's Preventative Maintenance framework, lifecycle costing, equipment inventories and capital asset planning.\nEnsure preventative maintenance programs are effectively implemented and appropriately documented.\nUse equipment condition, maintenance history and operational data to support repair-versus-replacement and capital planning decisions.\nSustainability & Net Zero\nIdentify and execute initiatives aligned with QuadReal's Net Zero and ESG objectives, including energy reduction strategies, building automation optimization and capital upgrades.\nMonitor utility performance and identify opportunities to improve building efficiency.\nCollaborate with Sustainability and Environmental teams on energy, decarbonization and environmental initiatives.\nHealth, Safety, Risk & Compliance\nPromote a strong culture of safety, integrity and operational responsibility.\nSupport Health & Safety programs, inspections, hazard assessments and emergency preparedness.\nOversee environmental reporting, risk mitigation measures and operational compliance requirements.\nPeople Leadership & Development\nLead, coach and mentor Building Operators and Operations Coordinators, fostering accountability, continuous learning and strong performance.\nMaintain knowledge, problem-solving and decision-making capabilities.\nEncourage Building Operators to take ownership of their assigned properties and operational responsibilities while providing appropriate management oversight.\nContractor & Vendor Management\nManage third-party service providers and contractors to ensure compliance with contracts, established scopes and performance expectations.\nSupport procurement, tendering and RFP processes for building services and technical programs.\nReview contractor proposals, pricing and recommendations to ensure appropriate scope, value and operational requirements.\nTenant Improvements & Alterations\nCoordinate and provide technical review of tenant fit-outs, leasehold improvements and alteration requests in collaboration with Leasing and Property Management.\nReview drawings, specifications and proposed modifications for potential impacts to base-building systems, life safety, structural components, roofing and other building infrastructure.\nEnsure appropriate permits, consultant reviews, certifications and project close-out documentation are obtained where required.\nBudgeting & Capital Projects\nAssist in preparing and executing annual operating and capital budgets.\nTrack operating and capital variances and identify emerging risks or requirements.\nSupport capital projects from scope development and procurement through construction, commissioning and close-out.\nProvide operational input into capital planning and equipment replacement priorities.\nProperty Inspections & Technical Audits\nConduct regular property inspections and maintain appropriate oversight of building conditions and operating standards.\nReview technical audits, engineering reports and consultant recommendations.\nSupport procurement and delivery of major building repairs and upgrades.\nEnsure deficiencies identified through inspections or technical reviews are appropriately tracked through completion.\nTechnical Recommendations & Problem Solving\nProvide clear and well-supported operational recommendations to Property Management and senior management.\nRecommendations should appropriately identify the issue, scope, technical considerations, pricing, available options, risks and recommended course of action.\nExercise sound judgment in determining when matters can be resolved operationally and when additional consultant, management or specialist review is required.\nTechnology & Continuous Improvement\nChampion operational technology and continuous improvement, including COVE, smart-building platforms and other operational systems.\nSupport the appropriate use of AI and data tools to improve reporting, asset information, equipment inventories, data verification, productivity and operational decision-making.\nIdentify opportunities to simplify processes and improve consistency across the portfolio.\nEnsure technology and AI tools are used in accordance with established QuadReal technology, cybersecurity, privacy and approval requirements.\nCross-Functional Collaboration\nCollaborate with Property Management, Leasing, Development, Asset Management, Health & Safety, Sustainability, Environmental, IT, Finance, HR and other stakeholders.\nProvide Operations input into leasing requirements, tenant projects, capital planning and building-related decisions.\nSupport the transition of newly developed or acquired properties into ongoing Operations, including commissioning, deficiency management, asset information and operational handover.\nNational Industrial Operations Collaboration\nSupport National Industrial Operations initiatives and forums, sharing operational knowledge, lessons learned and best practices across regional portfolios.\nCollaborate with Operations colleagues nationally to promote consistency in building operations, preventative maintenance, technical standards, technology adoption and continuous improvement.\nParticipate in the development and review of national operational standards, specifications, programs and best practices as required.\nCustomer Experience\nAct as a key Operations contact for tenant and building-related matters and ensure timely resolution of operational issues.\nPromote high levels of customer satisfaction through consistent service delivery and proactive, professional communication.\nWork collaboratively with Property Management to support tenant relationships and overall building experience.\nExperience and Qualifications:\nExperience\n5-7 Years of progressive experience in facilities or building operations management, ideally within industrial or mixed-use portfolios, including experience in a supervisory or management capacity. \nDemonstrated experience managing operating and capital budgets, preventative maintenance programs and infrastructure projects\nStrong working knowledge of HVAC, electrical, plumbing, BAS, fire and life safety, roofing and building-envelop systems.\nTechnical & Systems Skills\nProficient in Microsoft Office, Yardi, preventative maintenance/work-order platforms and Building Automation Systems\nStrong understanding of asset lifecycle planning, operational reporting and data analysis, smart-building technologies and the appropriate use of AI and digital tools to improve operational efficiency and decision-making.\nValid G-class driver's license and access to a vehicle for site travel is required.\nLeadership & Soft Skills\nStrong leadership presence with the ability to mentor, coach, delegate and build team engagement and for an existing vacancy within our organization.\nThe expected annualized base salary range for this role is $90,000 - $110,000.\nBased on the position, QuadReal offers a competitive total rewards
