This is a senior operational leadership role for a technically strong professional who thrives in a complex, high-profile environment and is committed to operational excellence, sustainability, and tenant experience.\nReporting to the General Manager, you will have full accountability for day-to-day building operations, capital execution, energy management, and life safety - while leading a high-performing team and representing QuadReal's commitment to decarbonization and best-in-class asset management.\nResponsibilities:\nTeam Leadership & Development\nLead, mentor, and develop a multidisciplinary operations and technical services team, leveraging your expertise to elevate team capability and performance\n\nProvide support to the General Manager and Property Manager, as required, across operational and administrative priorities\n\nChair monthly Operations and OH&S team meetings; represent the property on QuadReal's national OH&S committee\n\nFoster a safety-first culture and champion continuous improvement across all operational functions\n\nBuilding Operations & Technical Services\nImplement preventive maintenance plans for large commercial assets and oversee unscheduled repairs for HVAC, mechanical, plumbing, lighting, electrical, elevating devices, and life safety systems\n\nOversee computerized building automation and control systems, champion integration into the Integrated Building Management Platform, and lead related operational enhancements\n\nConduct regular property inspections; proactively identify and resolve cosmetic and technical deficiencies\n\nProfessionally interact with tenants, vendors, and guests, ensuring responsive service and a high standard of tenant experience\n\nOversee environmental programs, including assessments, reporting, waste, recycling, and hazardous materials management\n\nOversee tenant service request tracking and follow-up to support timely resolution and accountability\n\nPerform life cycle costing exercises to inform capital planning and asset reinvestment decisions\n\nFinancial Management & Reporting\nPrepare annual operating and capital project budgets, manage expense controls, and operate within established budgets with rigorous variance analysis\n\nDeliver quarterly departmental activity and financial performance reports\n\nPrepare specifications, tender, and award contracts in accordance with QuadReal's procurement policies\n\nEnsure consistent achievement of all key performance indicators while efficiently managing multiple time-sensitive responsibilities\n\nEnergy Management & Sustainability\nManage energy performance, utility consumption, and utility contracts, ensuring energy targets align with best-in-class operations and broader decarbonization goals\n\nProvide detailed monthly meter reading data for direct tenant utility charge-backs\n\nIdentify and implement energy efficiency opportunities in support of corporate sustainability programs and Conservation and Demand Management initiatives\n\nChampion QuadReal's net-zero decarbonization agenda - actively contributing to long-term carbon reduction plans and sustainability initiatives\n\nCapital Projects & Tenant Construction\nManage and deliver operating and capital projects as assigned, from planning through execution\n\nEnforce tenant improvement construction management requirements, review and approve tenant construction projects, and coordinate communications with internal stakeholders\n\nIssue and oversee work permits for hot work, fire systems, structural, mechanical, electrical, and construction activities\n\nCompliance, Risk & Life Safety\nMaintain and update all site technical and operations manuals including Fire Safety Plan, Emergency Management Plan, Disaster Plan, Asbestos Management Plan, Construction Rules & Regulations, and Energy Management Plan\n\nImplement the corporate occupational health and safety program and conduct insurance and risk management inspections with required remedial action and reporting\n\nLiaise with regulatory authorities having jurisdiction (AHJs) and municipal/civic bodies\n\nImplement and maintain national and regional compliance initiatives, including monthly compliance reviews and annual risk management inspections\n\nProvide technical and administrative advice to internal and external stakeholders on operational matters\n\nRemain current with industry best practices, legislative changes, and emerging technologies relevant to building operations and asset performance\n\nPerform other duties as assigned from time to time based on operational needs\nExperience and Qualifications:\n10+ years of progressive building operations experience in a Class A commercial office environment\n\nDemonstrated leadership experience managing technical and trades staff in a unionized setting\n\nStrong technical knowledge across HVAC, BAS, electrical, life safety, and building envelope systems\n\nProven experience managing complex capital projects and multi-million dollar operating budgets\n\nDeep understanding of energy management practices, utility structures, and sustainability frameworks\n\nProficiency with CMMS and building automation platforms\n\nFamiliarity with BOMA Best, LEED, or equivalent sustainability certifications is an asset\n\nPost-secondary education in Engineering Technology, Facilities Management, or a related discipline;
