The role includes oversight of MEP systems, soft services coordination (housekeeping, security, pantry), vendor management, preventive maintenance, safety compliance, and daily operations to ensure a seamless and safe working environment.\nKey Responsibilities\nA. Technical Services\n- Supervise operation and maintenance of all MEP systems (HT/LT panels, UPS, HVAC, lighting).\n- Coordinate with AMC vendors for routine maintenance and emergency services.\n- Ensure optimal performance of HVAC systems (PACs, AHUs, chillers).\n- Manage BMS, energy monitoring systems, and power backup infrastructure.\nB. Soft Services Management\n- Oversee housekeeping operations, pantry management, security services, and office upkeep.\n- Monitor quality of cleaning, hygiene standards, restocking of consumables, and workplace aesthetics.\n- Ensure effective deployment and scheduling of housekeeping and pantry staff.\n- Conduct regular audits for cleanliness, pest control, and hygiene compliance.\nC. Preventive & Corrective Maintenance\n- Develop and implement PPM schedules for all technical equipment and soft services checks.\n- Maintain service records, downtime logs, and resolution reports.\n- Ensure timely rectification of breakdowns and proactive monitoring of critical assets.\nD. Vendor & Staff Management\n- Liaise with service providers and ensure adherence to KPIs and SLAs.\n- Validate service bills, logbooks, attendance records, and materials usage.\n- Assist in contractor performance evaluation and audits.\n- Provide supervision and coordination support for outsourced staff.\nE. Energy & Utility Monitoring\n- Track utility consumption - electricity, water, diesel - and suggest optimization techniques.\n- Maintain energy logs and assist in sustainability initiatives.\n- Liaise with DISCOM/local authorities for power or utility issues.\nF. Compliance & Safety\n- Ensure fire safety systems (alarm, extinguishers, hydrants) are functional and compliant.\n- Support in organizing mock drills, toolbox talks, and safety trainings.\n- Maintain documentation for ISO audits, statutory inspections, and SEZ requirements if applicable.\nG. Reporting & Documentation\n- Prepare daily, weekly, and monthly reports on operations, maintenance, and soft services.\n- Maintain asset registers, AMC trackers, issue logs, and vendor documentation.\n- Support internal audits and leadership reviews with updated MIS.\nQualifications\n- Diploma/B.E./B.Tech in Electrical, Mechanical, or Facilities-related field\n- Training/experience in soft services, hospitality, or integrated facility management is a plus\n- Fire & safety certifications (preferred)\nSkills Required\n- Hands-on experience with MEP systems & infrastructure\n- Good understanding of soft services standards (housekeeping, pantry, security)\n- Vendor and contract management\n- Proficiency in MS Office and facility management software\n- Strong coordination, reporting, and communication abilities\n- Exposure to ISO standards, SEZ rules, and compliance protocols\nWorking in an evolving healthcare setting, we use our shared expertise to deliver innovative solutions.
