Radiant is redefining how AI infrastructure is built.

We design and operate AI-native cloud platforms engineered for sovereignty, performance, and scale. Our infrastructure powers GPU-native workloads, multi-tenant control planes, and high-performance AI systems designed for the most demanding environments.

We are not building a generic cloud. We are building purpose-built AI infrastructure - from powered land, to compute, to software.

As we scale, we're building this organisation from the ground up. We're looking for people who'd rather build the playbook than inherit one - who are comfortable doing the work themselves as well as directing others, and who can adapt as fast as our strategy does. This is a startup model: attitude and adaptability matter more to us than years of experience or the size of team you've previously managed.

This is a cross-functional role requiring strong technical, commercial, and delivery capabilities, with exposure to executive stakeholders and landowners, brokers, utilities, planning authorities, and the internal Design, Power and Legal teams.

What You'll Do

As part of the Development team, you'll own Radiant's site pipeline across Europe and the US hands-on, from the first conversation with a landowner or utility through to a signed option and a site that's ready for design. There's a growing established pipeline and playbook to date, but you'll be owning both as you go.

Key Responsibilities

Site Sourcing & Pipeline

  • Source and screen land, powered-shell and colocation opportunities across Europe and the US, working directly with landowners, brokers and utilities.

  • Build and maintain the site pipeline and evaluation criteria from scratch - there's no inherited process to follow.

  • Negotiate heads of terms and options directly, with legal support rather than a dedicated negotiation team.

Technical & Commercial Screening

  • Run first-pass technical screening (power availability, grid queue position, fibre, land use, planning risk) yourself before looping in specialist input.

  • Coordinate site visits and due diligence, often travelling at short notice.

Cross-functional Coordination

  • Work directly with Power & Utilities, Design & Engineering and commercial to pressure-test each site before it's committed.

  • Brief the CDO and management on site recommendations with clear, first-hand analysis - not a summary of someone else's work.

What You Bring:

  • Attitude matters more to us here than number of years of experience .

  • Experience sourcing or evaluating sites, land or powered assets for data centres, energy, or infrastructure projects - however many years that took you.

  • Comfort working directly with landowners, brokers, utilities and local authorities without a large team around you.

  • A bias to getting on a plane or in a car to see a site yourself rather than relying on a report.

  • Working knowledge of what makes a site viable for 100MW+ GPU infrastructure (power, land, fibre, planning).

  • Ability to structure and negotiate heads of terms and options, or a fast willingness to learn how.

  • Comfort holding a pipeline in a spreadsheet on day one, and building the system that eventually replaces it, yourself.

  • Genuine technical competency in site viability - this is not a brokerage or agency-style role.

Preferred Skills (Nice to Have):

  • Experience in both European and US real estate or utility markets.

  • Existing relationships with colocation operators, land agents or utilities.

  • Exposure to grid connection processes (TSO/DNO in Europe, utility/ISO in the US).
