Contact with internal customers is required to obtain, clarify or provide facts or information.Job Description\nResponsibilities:\nSupport the installation and maintenance for the Electrical, HVAC, and General Maintenance divisions within Facilities Plant Operations\nMay lead the work of others.\nMaintains work area, tools, and equipment in safe, clean, and orderly condition.\nCoaches, mentors, and trains less experienced Facility Plant Operation technicians\nCoordinates the scheduling of work with staff and other associates.\nCompletes inter-departmental work orders.\nComplies with safety rules and regulations, employs safe work practices, and corrects unsafe working conditions and behaviors as required.\nInstalls and repairs electrical circuits for power, lights, and low voltage including data, phone, and satellite television.\nPerforms regular maintenance on HVAC and other equipment, including filter changes, lubrication, and zone temperature adjustments\nPerforms general plumbing repairs, installations, and replacements\nRepair copper plumbing utilizing soldering and/or brazing techniques.\nRepairs fan motors, variable air volume and electric reheat boxes\nInstalls, relocates, or replaces HVAC and other equipment using blueprints, plans, or sketches.\nMaintains evaporator and condenser coils.\nModifies and reworks ductwork including supply and return air drops.\nRemains current in the installation, maintenance and repair of electrical systems, HVAC, and plumbing, including national and local codes.\nOperates standard office equipment and uses required software applications, if applicable. .\nMaintains general maintenance materials inventory and orders supplies with designated approved vendors.\nLiaison with vendors in scheduling and completing contracted Electrical, HVAC and General maintenance work or special projects.\nPerforms sheetrock repair, painting, ceiling tile replacement, and grid repairs, as necessary.\nTests and regulates water softness in the buildings through maintenance of our water softeners per maintenance specifications and operations.\nResponds to and assesses building alarms.\nProvides customer service and support to set up classroom walls, tables, and chairs in approved configuration to support in-house events.\nAssists in evaluating performance and providing appropriate feedback to department manager.\nPerforms other duties and responsibilities as assigned.\nKnowledge of:\nConcepts, techniques, practices, procedures, rules, and regulations associated with electrical, HVAC, plumbing, and general maintenance.\nCodes, practices, methods, procedures; and tools and equipment used in installation, maintenance, and repair of electrical, HVAC, plumbing, and general maintenance.\nAir conditioning principles including air flow balancing and associated environmental rules and regulations,\nTechnical manuals, drawings, blueprints, schematics, and diagrams associated with HVAC, Electrical and Plumbing systems, and equipment.\nGeneral carpentry and maintenance knowledge sufficient to repair doors, sheetrock, and ceiling; assemble shelving or keyboard trays; replace light fixtures; move existing door locks and cuts keys.\nGeneral plumbing knowledge sufficient to replace assembly, turns off water supplies, and unclogs drains.\nKnowledge of audio/visual equipment sufficient to setup and assist users.\nSafety regulations, policies, and procedures.\nSkill in:\nAble to work independently for long periods of time.\nUsing electrical test equipment.\nUsing hand and power tools.\nInstalling and labeling wiring and wiring devices.\nAbility to read scaled drawings and execute installation per drawings.\nPerforming maintenance on HVAC systems and equipment.\nDiagnosing, repairing, and testing failures of HVAC systems and equipment.\nInstalling, altering, repairing, and replacing HVAC systems and equipment.\nRepair and replacement of plumbing fixtures.\nGeneral carpentry.\nPatching drywall and painting.\nChanging, removing, and installing system components.\nCalibrating, troubleshooting, and repairing pneumatic controls.\nEstablishing and maintaining working relationships with contracted vendors.\nProviding courteous and efficient customer service.\nOperating and troubleshooting audio/visual equipment.\nOperating forklift.\nTime management skills and initiative sufficient to prioritize workload, handle multiple tasks and meet deadlines.\nOperating standard office equipment and using required software applications, including Outlook, Word, and Excel.\nAbility to:\nAdhere to Raymond James and Facilities Plant Operations safe work practices and procedures.\nLead the work of others.\nCommunicate effectively, both orally and in writing.\nMonitor and inspect the work of others.\nProvide training to others, as required.\nInfluence, motivate and persuade others to achieve desired results.\nRead, comprehend, and apply information from blueprints and drawings; technical manuals; and journals and other technical literature.\nRespond to emergency calls during scheduled “on-call” weekends and evenings.\nMobility sufficient to traverse on-site and off-site buildings, including rooftops, stairwells, and catwalk.\nAscend/descend ladders up to fourteen feet in height.\nLift, to waist height or above and carry over several feet equipment and materials using proper lifting techniques.\nEstablish and maintain effective working relationships with others.\nComply with safety rules and regulations and employ safe work practices.\nEducational/Previous Experience:\nHigh school diploma or equivalent with a minimum of five (5) years of experience working in a maintenance and repairs of general building systems and mechanical operations.\n~or~\nAny equivalent combination of experience, education, and/or training approved by Human Resources.\nLicenses/Certifications:\nCompleted or willing to obtain 2 years of trade school technical training.\nForklift certification or willing to obtain.\n30 Hour OSHA Certification / Ability to obtain within 120 days.\n Education\nHigh School (HS) - CompletedWork Experience\nGeneral Experience - 3 to 6 yearsCertifications\nTravel\nLess than 25% Workstyle\nResidentThe total compensation for this position includes base salary or wages, andmay include components such as additional compensation (cash or equity), discretionary bonuses, or commissions.
