We're an S&P 500 company (NYSE: O) operating across the U.S. and Europe and the work of running a portfolio at that scale spans real estate, finance, accounting, data, and technology. This is your chance to see how it actually fits together.\nAs a 2027 Summer Intern at Realty Income, you'll spend 10 weeks at our San Diego headquarters working on real-time challenges alongside experienced professionals and business leaders. You'll own a defined project, deliver something tangible, and present to senior stakeholders at the end of the summer. Beyond the hands-on experience, you'll get structured training, mentorship, and access to leaders across the company. Strong performers may be considered for a part-time co-op opportunity during the fall, and/or a full-time offer after graduation. For example, analyzing performance across a segment of the portfolio, improving a reporting or close process, evaluating a workflow against its current state, or building a model or tool the team will keep using beyond the summer internship.\nUse AI tools to accelerate research, drafting, and analysis while validating outputs, surfacing risks and limitations, and applying your own judgment rather than passing AI output through unreviewed.\nCollaborate across departments and with business stakeholders to move work forward.\nFurther develop your capabilities in critical thinking, problem solving, and applying a digital-first mindset to real business challenges.\nPresent to senior stakeholders at the conclusion of the program.\nRequired Qualifications, Capabilities, and Skills\nMinimum cumulative GPA of 3.5 on a 4.0 scale\nCurrently pursuing a B.A., B.S., or Master's degree in Data Analytics, Data Science, Machine Learning, Computer Science, Cognitive Science, Information Systems, Statistics, Information Technology, or related field with an expected graduation date of December 2027 through June 2028\nDemonstrated interest in commercial real estate, finance, accounting, data, or technology shown through coursework, clubs, prior work, research, or independent projects\nExcellent communication and interpersonal skills, with the ability to build relationships and collaborate effectively across teams\nStrong critical thinking and problem-solving abilities, with the ability to analyze challenges and develop practical solutions\nStrong adaptability and learning agility, with the ability to thrive in changing environments and adopt new ways of working\nData literacy, with an interest in using data and analytics to generate insights and inform decision-making\nProficient with Microsoft Office, especially Excel, Teams, and SharePoint, and able to learn new tools quickly\nActive user of AI tools (for example, ChatGPT, Claude, Copilot, or similar) in your studies or projects, and able to explain where they help, where they fail, and how you verify output quality\nOrganized, detail-oriented, and willing to take ownership of your own work product\nDemonstrated integrity and commitment to the highest ethical standards and personal values\nPreferred Qualifications, Capabilities, and Skills\nPrior internship or work experience in a related field\nFamiliarity with industry-relevant tools, platforms, or data sources\nExperience presenting findings or recommendations to senior audiences\nRecruitment Process: After applying, qualified candidates may be contacted for an initial recruiter screen.
