Explore what we have to offer and help turn your talents into a rewarding career.\nJob Description:\nJob Duties include but are not limited to:\nCommunicates the status and outcome of any emergency, property condition, safety issues, and other notable items to the PM as soon as practicable.\nEnsures that all employees are properly trained, that they are performing their assigned duties, and that they have the necessary equipment and resources to do their jobs.\nFollow budgetary guidelines and make sure that all inventory purchases are approved by the PM and that they are made following established purchasing procedures.\nMaintain a safe working environment and educate employees on proper safety procedures.\nWork with PM to develop and implement the property's hurricane preparedness plan.\nAssists in the creation and implementation of a preventative maintenance program for the facility using the set parameters.\nStocking, ordering and arranging an inventory of parts, supplies, and materials are part of this role.\nFor the community, monitors the functions of service contractors and building repair and maintenance contractors.\nAssists with the solicitation of bids and proposals for the property, as well as making recommendations to the PM.\nPerforms a daily walk-through of the property to ensure that it is aesthetically pleasing, and that all equipment and facilities are in working order.\nInstalls and restores industrial machinery and equipment's electrical systems, apparatus, and electrical and electronic components.\nMonitors the upkeep and maintenance of all mechanical equipment in the community including, but not limited to, water heaters, HVAC systems, and other similar items.\nReplace damaged or broken wires and cables and diagnose defective machineries such as transformers, motors, and lighting fixtures.\nReplaces machine electrical components such as relays, switches, and motors, as well as position detecting devices that are malfunctioning.\nControls that regulate building systems, such as air conditioning and boilers, should be monitored and adjusted.\nOther responsibilities may be assigned by the Property
