Explore what we have to offer and help turn your talents into a rewarding career.\nJob Description:\nESSENTIAL DUTIES AND RESPONSIBILITIES: Include the following. Other duties may be assigned. DAILY:\nPerforms service request as required. \nPrepares vacant apartments for new move-ins.\n The work includes the maintenance of the unit, painting, cleaning and carpet cleaning.\nMaintains the property appearance. \nWEEKLY:\nIn addition to these duties listed above, may perform other maintenance related duties as directed by the Maintenance Supervisor. \nMONTHLY:\nAssists in ordering supplies for the property. \nANNUALLY:\nPerforms preventative maintenance duties as outlined in an annual Preventative Maintenance Program developed by the Maintenance Supervisor. \nItems such as replacements of air conditioning filters, cleaning air conditioning coils flushing hot water heaters, etc. \nPerforms other maintenance-related duties as directed by the Maintenance Supervisor.\nOTHER DUTIES:\nReceives written work orders or verbal instructions from supervisor. \nCuts grass and trims weeds on organization’s property, if necessary. \nDigs flower beds and plants flowers, if necessary. \nConstructs decorative flower garden borders from wood, if necessary. \nCleans internal areas of buildings, including dusting, sweeping, and mopping. \nWashes windows. \nEmpties trash cans and consolidates trash for weekly pickup. \nPaints interior and exterior walls and trim. \nRepairs parking lot and sidewalks with asphalt, cold patching materials, and concrete. \nMaintains and repairs buildings’ plumbing and electrical systems, including replacing worn or defective parts such as switches and fuses. \nMaintains and repairs wood parts of buildings.\nReplaces worn or damaged parts such as hoses, wiring, and belts, in machines and equipment such as truck, street sweeper and other equipment used within the maintenance department. \nAssists other departments with moving furniture and unloading and storing supplies. \nAttendance/Punctuality - Is consistently at work and on time; Ensures work responsibilities are covered when absent; Arrives at meetings and appointments on time.\nQUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
