We offer a competitive salary, including commissions, and exceptional benefits: comprehensive medical, dental, vision, 401k plan, paid holidays, vacation days, sick days, housing discount and much more.\nESSENTIAL FUNCTIONS AND DUTIES\nResponsibilities include, but are not limited to:\nOperations:\nProvide strong, organized and effective leadership in a fast-paced environment.\n\nLead, supervise, and coordinate the daily activities of office staff.\n\nWork with maintenance supervisors to ensure work orders are satisfactorily addressed in a timely fashion and vacant unit turns are delivered on schedule and to Company standards.\n\nEffective understanding of leasing office and maintenance operations of an apartment community\n\nEnsure resident files and Yardi data are maintained and accurate\n\nEnsure prospective Residents (via telephone or in person), determine their needs and preferences, professionally present community and apartments\n\nAssist Prospective Residents complete lease applications, process verifications, and notify Prospective Residents of the results\n\nRespond to all Resident inquiries and complaints in a timely and professional manner.\n\nAccept service requests from Residents and work with maintenance supervisors to manage workflow and prioritization with the Maintenance Team for prompt processing\n\nMaintain accurate records, issue violation notices, prepare lease documents and related occupancy paperwork.\n\nUpdate daily vacancy reports, activity reports, etc. on a daily basis.\n\nEnforce Company policies and Community rules with prompt conflict resolution and consistent follow-up.\n\nMaintain awareness of local market conditions and trends.\n\nFinancial:\nCollect rents, post payments, and make deposits as directed.\n\nKeep Resident ledgers accurate and promptly resolve any errors.\n\nOptimize NOI through consistent monitoring of budget and prompt payment of invoices.\n\nCustomer Service:\n\nProvide superior customer service and communication to our Current Residents and Prospective Residents\n\nMaintain positive relations with Vendors\n\nCoordinate closely with vendors and maintenance staff to ensure unit readiness, preventative maintenance, and capital projects are executed efficiently\n\nQUALIFICATIONS AND DESIRED SKILL SET:\nMinimum 5+ years residential property management experience and 3+ years prior Community Manager experience in a 200 unit+ multi-family community.\n\nDemonstrated experience leading and supervising on-site staff\n\nGeneral office, bookkeeping and sales skills\n\nPositive attitude with excellent oral and written communication skills\n\nComputer literate, including Microsoft Office Suite\n\nTeam Oriented\n\nExperience with Yardi property management software\n\nUnderstanding of Landlord-Tenant Law and Fair Housing Laws\n\nSuccessful completion of background check, credit check, E-verify, and drug test required for all team members.
