Built on integrity, innovation, and strong partnerships, Renova One is more than a vendor-we’re a trusted partner committed to enriching spaces and creating lasting value.\nJOB SUMMARY:\nThe Operations Manager, CapEx will help grow Renova One’s CapEx presence in the Washington, DC market by scoping, estimating, selling, and managing interior and exterior capital improvement projects from initial opportunity through completion. This hands-on role requires a resourceful, client-focused professional who can work independently, build strong relationships with clients and trade partners, and help establish scalable processes as the local CapEx operation grows.\nRequirements\nRESPONSIBILITIES & DUTIES:\nConduct site visits, evaluate project requirements, and develop scopes of work for interior and exterior CapEx renovation projects\nPrepare accurate estimates, budgets, proposals, assumptions, and pricing documentation based on client needs, property conditions, and project specifications\nSolicit and evaluate subcontractor and vendor pricing while identifying scope gaps, risks, cost considerations, and execution challenges\nReview and present estimates and proposals with clients and internal stakeholders, answer questions, and support scope and pricing negotiations\nManage CapEx renovation projects from scope development through closeout, including schedules, budgets, milestones, deliverables, and client communication\nCoordinate internal resources, subcontractors, vendors, and local trades to support safe, timely, and high-quality project execution\nMonitor project progress, costs, change orders, margins, risks, quality, and profitability, taking corrective action as needed\nEnsure work complies with applicable regulations, building codes, safety requirements, and quality standards\nConfirm project completion, resolve outstanding items, and support a positive client closeout experience\nBuild relationships with current and prospective clients in the Washington, DC market\nServe as a client-facing representative during site visits, proposal reviews, project meetings, and updates\nIdentify CapEx opportunities, help build a sustainable pipeline, and partner with sales and operational leaders on project approach\nTranslate client needs into practical scopes, estimates, project plans, and solutions-focused communication\nDevelop a reliable local network of qualified subcontractors, vendors, and trade partners\nEvaluate trade partners based on pricing, capability, quality, reliability, and schedule availability\nCoordinate subcontractor scopes, expectations, schedules, and performance to support competitive estimating and consistent delivery\nHelp establish scalable processes for estimating, proposals, project execution, vendor management, and client communication\nIdentify opportunities to improve efficiency, consistency, quality, and project profitability\nOperate independently across estimating, client interaction, and project delivery while supporting future local team growth\nCollaborate with company leaders to support the long-term growth of the CapEx service line\nQUALIFICATIONS:\nExperience estimating and managing commercial renovation, construction, or CapEx projects\nAbility to independently evaluate project requirements, develop scopes of work, prepare estimates and proposals, and oversee project execution\nKnowledge of interior and exterior renovation methods, materials, costs, construction practices, and applicable building codes\nExperience managing budgets, schedules, margins, change orders, subcontractor performance, and project profitability\nStrong client-facing communication, presentation, relationship-building, organization, and time-management skills\nAbility to clearly communicate scope, pricing, schedules, risks, and changes while managing multiple projects and priorities\nAbility to work independently and make sound decisions in a developing market\nProficiency with Microsoft Office and relevant estimating or project-management systems\nExperience with multifamily, interior, exterior, or CapEx renovation projects\nEstablished relationships with subcontractors, vendors, or construction trades in the Washington, DC market\nExperience launching or growing a new market, construction operation, service line, process, or project team\nExperience supporting project sales, proposal presentations, or closing project opportunities\nOTHER:\nAll offers of employment are contingent upon a background check\nValid Driver's License is required\nYour information will be kept confidential according to EEO guidelines\nSalary Description\n$90K -
