Our organization is committed to diversity and inclusion, where everyone can thrive. \nJOB BRIEF \nThe Maintenance Technician is responsible for maintaining the physical integrity of their assigned property(ies). This involves ensuring a safe and clean environment for residents, customers, and clients. It is the Maintenance Technician’s duty to assist the Building Engineer to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. An effective program of maintenance is essential in order to:\nMaintain a safe environment.\nCultivate resident satisfaction.\nProtect the investment of the apartment property owner.\nDUTIES AND RESPONSIBILITIES \nIdentify building and residential unit issues, rectify issues as directed by Building Engineer and coordinate access/repairs with third party vendors as needed.\nMaintain exterior of assigned property(ies) as needed, meeting seasonal needs (e.g. Operating snow removal machines, etc.).\nComplete resident service requests within specified service level agreements (SLAs) and respond to after-hours calls (when scheduled to do so).\nMonitor the cleanliness of properties and carry out janitorial services as needed, for instance, assisting with apartment turns.\nCollaborate with Project Management personnel and other team members to allow access to property(ies) and retail spaces.\nSchedule preventative maintenance (i.e. HVAC filter replacement, rod sewer lines, etc.) and proactively anticipate maintenance needs around the property(ies).\nCollaborate with Building Engineer regularly on projects.\nAssist in custodial work (e.g. sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc.) and grounds work when necessary.\nMaintain exterior of assigned property(ies) and performs appropriate seasonal tasks (e.g. snow removal).\nReport any water infiltration or mold and treat with high priority, especially cases where excessive water infiltration and growth are found.\nProvide exceptional customer service through stellar and regular interactions with residents.\nPOSITION REQUIREMENTS\n2-5 Years of experience in a maintenance technician role with an apartment community, hotel, hospital, or similar setting.\nMaintain open lines of communication with internal and external contacts for continuing operations and resolution of problems. Internal contacts include company personnel and residents. External contacts include vendors, consulting engineers and contractors to ensure contracted services are maintained and performed within the guidelines of company standards.\nUp-to-date knowledge on work-safety programs and education.\nAssists Building Engineer in his/her duties.\nDemonstrates attention to detail, pride in quality of work, and a positive attitude.\nPossesses ability to work both independently and as part of a team of professionals.\nDresses in clean, pressed uniform.\nRequired to own and maintain personal smartphone (iPhone or Android) for using our mobile app to perform and document the work performed. A stipend of $50 per month will be provided for use of a personal phone.\nA valid drivers license is preferred\nQUALIFICATIONS\nHigh school education or equivalent.\nEPA certified or willing to obtain certification within 90 days of hire.\nProficiency with computers and technological systems (Outlook, Microsoft Suite, etc.)\nMinimum of two-year full-time maintenance experience or experience in related field.\nPreferred knowledge of and experience repairing mechanical systems - plumbing, electric, HVAC, hot water heaters, etc.\nEQUIPMENT REQUIRED\nRequired to follow all OSHA Safety Guidelines; required to wear safety shoes, wear goggles when working with specific equipment, wear masks and gloves and other safety equipment as tasks dictate.\nWORK HOURS\n40 hours per week and overtime as needed.
