This position works under the direction of the Maintenance Manager and supports residential, clinical, and administrative facilities. The Maintenance Technician applies knowledge of building systems, carpentry, electrical, plumbing, HVAC, and safety regulations to maintain a safe environment for staff and individuals served.The Maintenance Technician uses the company’s CMMS (Axxerion) to receive, document, and close work orders; record labor and parts; follow preventive maintenance schedules; and maintain accurate asset and compliance records.\nRate of Pay: $20.00/hr\nDUTIES AND RESPONSIBILITIES:\nCMMS (Axxerion) Use and Documentation\nReceive, prioritize, and complete work orders in Axxerion; record accurate labor time, parts used, notes, photos, and completion codes.\nExecute preventive maintenance (PM) tasks from CMMS schedules; complete checklists, meter readings, and required observations (e.g., HVAC filter changes, water temps, life-safety device checks per scope).\nMaintain asset accuracy: tag new equipment; update locations, serial numbers, warranty info, and condition in the CMMS.\nManage parts usage and basic inventory updates through the CMMS; request replenishment when minimums are reached.\nUse mobile app/tablet for real-time status updates; escalate issues, request approvals, and trigger vendor dispatches within the system.\nUpload/attach permits, photos, test logs, and other compliance documentation; follow naming conventions and SOPs.\nMeet CMMS data-quality standards and timelines (on-time PM completion, response and closure SLAs, complete/accurate fields).\nParticipate in Axxerion training; provide feedback on templates, checklists, and workflows to improve usability and data integrity.\nPreventive and Corrective Maintenance\nPlan, coordinate, and perform scheduled maintenance on equipment, tools, appliances, and building systems.\nReview service manuals and maintenance records to determine optimum maintenance frequency.\nIdentify and address potential hazards; implement safety procedures to minimize risk.\nRepairs and Installations\nBuild, repair, and install counters, cabinets, partitions, walls, doors, trim, flooring, and other structural elements.\nPaint interior and exterior surfaces; replace ceiling tiles, flooring, and wall coverings as needed.\nInstall and maintain windows, blinds, curtain rods, ceiling fans, lighting, and door locks.\nPerform basic plumbing and electrical repairs such as unclogging drains, replacing fixtures, switches, outlets, and bulbs.\nAssist with HVAC filter changes, basic troubleshooting, and vendor coordination.\nEmergency Response\nProvide 24-hour emergency maintenance coverage on a rotating or assigned basis.\nRespond promptly to urgent work orders, ensuring safety and minimal disruption to operations.\nProject Coordination\nCoordinate work orders with Home Managers and staff supervisors to minimize disruption.\nAssist with planning and implementing capital improvement projects or renovations.\nObtain cost estimates, suggest cost-saving equipment options, and support bid processes for contracted work.\nCompliance and Safety\nEnsure work complies with applicable building codes, safety regulations, and company policies.\nMaintain accurate records of maintenance activities, inspections, and repairs.\nSupport fire safety systems, alarm testing, and OSHA/regulatory compliance.\nOther Responsibilities\nMaintain tools, vehicles, and inventory of parts and supplies.\nSupport fleet operations, ensuring vehicles are safe, compliant, and reliable.\nSupport inspections by state agencies, licensing entities, or regulatory officials.\nComplete all required training and certifications.\nPerform all other duties as assigned.\nSUPERVISORY RESPONSIBILITIES:\nThis position has no supervisory responsibilities\nMINIMUM QUALIFICATIONS:\nHigh school diploma or GED required.\n2-4 years of general maintenance experience (residential, commercial, or healthcare setting preferred).\nValid driver’s license and proof of personal vehicle insurance (where required).\nAbility to read and interpret technical procedures, building codes, and safety regulations.\nProficiency in company-sponsored training and certifications (e.g., CPR, first aid).\nKnowledge of carpentry, painting, plumbing, electrical, and basic HVAC systems.\nStrong problem-solving, planning, and organizational skills.\nAbility to work independently with limited supervision and respond to emergencies effectively.\nEffective communication skills to interact with staff, vendors, inspectors, and individuals served.\nCompetency in estimating project costs and managing work within budget.\nValid driver’s license, personal vehicle insurance, and ability to travel regularly throughout the assigned region.\nPHYSICAL DEMANDS AND WORK ENVIRONMENT:\nMust be able to regularly lift and carry up to 20lbs. and occasionally pull at least 40 lbs.\nMust be able to squat, kneel, crawl, crouch, climb, and stoop as part of regular job duties.\nMust be able to use hands and fingers to handle or operate objects, tools, or controls.\nRequired to stand and walk for extended periods.\nMust be able to demonstrate proficiency in CPR from floor level, which requires working on hands and knees, bending, standing, and lifting.\nVision requirements include close, distance, and peripheral vision.\nMust be able to talk and hear.\nException - Deaf and Hard of Hearing Programs: For these programs only, employees must be fluent in American Sign Language (ASL).
