This position serves as an entry point into residential property maintenance and provides hands-on experience in groundskeeping, preventative maintenance, and routine property repairs under the direction of the Maintenance Supervisor. The ideal candidate is dependable, motivated to learn, and committed to delivering exceptional service to residents.\nResponsibilities\nGroundskeeping & Property Appearance\nMaintain the overall appearance and cleanliness of the community grounds.\nPick up litter and debris throughout the property.\nWater lawns, shrubs, flowers, and landscaped areas as needed.\nAssist with maintaining irrigation and drainage systems.\nRemove weeds, leaves, and other debris from landscaped areas.\nClean parking lots, sidewalks, alleyways, breezeways, and common areas.\nAssist with seasonal property upkeep including storm cleanup and snow/ice removal where applicable.\nMaintain and properly store groundskeeping equipment and supplies.\nReport any unsafe conditions, damaged landscaping, or property concerns to management.\nMaintenance Support\nAssist with routine preventive maintenance projects throughout the property.\nPerform basic maintenance tasks such as:Replacing light bulbs and fixtures\nInstalling air filters\nMinor painting and touch-up work\nBasic carpentry repairs\nAssisting with appliance installations and repairs\nBasic plumbing repairs such as unclogging drains or replacing fixtures\n\nAssist with apartment make-ready activities including cleaning, trash removal, and minor repairs.\nRemove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary. \nHelp maintain storage, maintenance, and workshop areas in a clean and organized manner.\nAssist with inspections of common areas and vacant apartments.\nSupport maintenance staff with larger repair projects as needed.\nRespond to service requests and maintenance emergencies under supervision.\nFollow all company safety policies and applicable OSHA, EPA, Fair Housing, and property operating procedures.\nTeam Support\nMaintain professional and courteous relationships with residents, vendors, and team members.\nParticipate in training programs to develop maintenance skills and obtain future certifications as appropriate.\nPerform other duties as assigned by the Property Manager, Maintenance Supervisor, or other company leadership.\nQualifications\nHigh school diploma or GED preferred.\nPrior groundskeeping, landscaping, maintenance, construction, or related experience preferred but not required.\nAbility and willingness to learn basic residential maintenance skills.\nStrong work ethic with the ability to work independently and as part of a team.\nGood communication and customer service skills.\nAbility to prioritize tasks and work in a fast-paced environment.\nDemonstrates initiative, dependability, and attention to detail.\nMust maintain a professional appearance and demeanor. May be required to work extended periods of time without relief, when responding to priority/emergency situations.\nStooping, standing, climbing and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders) and ability to safely install rigging/lifting device.\nLift and carry objects of up to 50 lbs. for distances of up to 30 feet.\nClimb ladders and stairs.\nMust have a valid driver’s license.\nMobility and flexibility to use ladders to heights in excess of 8 to 9 feet.\nTotal Rewards\nThe RMR Group offers an extensive total rewards package to ensure that your benefits align with your needs.
