This involves ensuring a safe, secure and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities.\nResponsibilities\nThe Maintenance Technician will conduct all business in accordance with company policies and procedures and all state and federal regulations (such as Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc.).\nMust be knowledgeable of all pertinent laws and EPA and OSHA regulations.\nMust be aware of the condition of the property at all times and take immediate steps to correct any unsafe condition.\nSchedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager. Inspect and maintain all tools in excellent condition.\nMust be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.\nPerform work area clean-up and safety related duties.\nEnsure that storage areas remain locked when not in use.\nDiagnose and perform minor or routine maintenance or repair, as directed, involving the following on a daily basis:Electrical and plumbing\nA/C and heating systems\nAppliances\nWater irrigation systems\nStairs, gates, fences, patios, railings\nTile, carpet, and flooring\nRoofing, gutters, fasteners\nInterior/exterior lights\nFireplaces, ceiling fans\nGas fixtures and appliances\nShutters, doors, cabinets, windows, sliding glass doors\nBoiler, gas and electric\nDoor locks, P.O. boxes and locks\nSecurity systems\nCeiling leaks\nWalls\nPool areas, tile, hot tub/spa, pool furniture\n\nInspect and help coordinate all needed make-ready repairs and services. Assist make-ready staff as required to meet deadlines.\nReport all major repairs and need requisitions to Maintenance Supervisor prior to any expenditure of funds.\nChange locks, rekey locks and make keys.\nRemove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.\nAny other requests made by the Maintenance Supervisor, Property Manager, Service Director, Regional Manager, or other company official as needed.\nQualifications\nHigh school diploma or GED equivalent required.\n2+ years’ experience in maintenance property management \nEPA Universal Certification Required\nCPO Certification Preferred\nAbility to earn future designations as required by Industry standards, EPA regulations, OSHA requirements, etc.\nMust possess solid knowledge of carpentry, electrical, plumbing, etc. information as required by daily operations.\nStrong verbal and written communication skills.\nAbility to work in a fast-paced environment, with the ability to multi-task and meet deadlines.\nMust be team oriented and a problem solver.\nMaintain professional appearance and manner at all times.\nMay be required to work extended periods of time without relief, when responding to priority/emergency situations.\nStooping, standing, climbing (ladders and stairs) as needed.\nAbility to lift and carry objects of up to 50 lbs. for distances of up to 30 feet.\nMust have a valid driver’s license.\nThis position requires rotating on-call, including nights, weekends, and holidays. \nTotal Rewards\nThe RMR Group offers an extensive total rewards package to ensure that your benefits align with your needs.
