This role collaborates with internal and external partners, supports client relationships, and drives value through process improvement, cost analysis, and risk management. The Preconstruction Project Manager ensures all preconstruction activities align with company standards, brand reputation, and core values.\nCore Responsibilities\nPreconstruction Leadership\nManage projects from the conceptual phase through turnover and startup with Operations.\nLead the preconstruction process schedule and ensure milestones are achieved.\nConduct constructability reviews at design milestones and provide actionable feedback.\nCoordinate early work field activities and ensure effective execution of action items to meet project objectives and KPIs.\nPromote and reinforce company core values by leading through example.\n\nEstimating and Cost Management\nFormulate take-off plans for assigned projects and delegate responsibilities for seamless estimate compilation.\nPrepare detailed estimates of trade scopes, building systems, and overall project costs.\nObtain and evaluate subcontractor proposals, identify scope gaps, and manage associated risks.\nDevelop value analysis alternatives to reduce costs and drive value-engineering initiatives.\nCreate, manage, and report monthly preconstruction job budgets.\n\nBid management and Subcontractor Coordination\nCoordinate bid solicitation efforts and identify subcontractors critical to project success.\nCompile bid packages for complex scopes and adjust requirements to ensure level bidding.\nCommunicate key project requirements such as insurance, bonding, bid submission, schedule needs, and bid day activities.\nSolicit design team members through the RFP process, evaluate responses, and provide recommendations.\nCompile turnover matrices, confirm selected subcontractors, and identify buyout opportunities.\n\nCollaboration and Communication\nSupport company initiatives and drive adoption of technologies that improve efficiency.\nCoordinate with internal departments to ensure alignment of insurance, bonding, and scheduling needs.\nLead and facilitate preconstruction meetings, ensuring they are timely, effective, and informative.\nMaintain ongoing communication with clients, design teams, subcontractors, and internal stakeholders.\nPromote and enhance the company’s image, brand, and reputation in all interactions.\n\nRisk Management\nIdentify high-risk construction activities during the bid process and propose mitigation strategies.\nDevelop clarifications and qualifications to minimize scope-related risks.\nEnsure compliance with legal, financial, and project-related protocols.\nMonitor cost trends and provide early warnings to management regarding budget or scope concerns.\n\nPreferred Qualifications\nBachelor’s degree in Construction Management, Engineering, or a related field.\nSix or more years of experience in a commercial construction firm.\nAbility to read, interpret, and analyze contract documents, drawings, specifications, scopes of work, and project schedules.\nThorough knowledge of construction forecasting, cost estimating, scheduling, purchasing, and accounting principles.\nDemonstrated understanding of building processes and systems.\nAbility to identify, analyze, and resolve complex project issues.\nExceptional relationship-building, listening, and communication skills.\nStrong leadership ability with proven success in fostering team morale and collaboration.\nCore
