Apply now to explore exciting career opportunities at Rowan Digital Infrastructure and be a part of our mission to revolutionize data center delivery.\nRole Summary\nThe Manager, Commercial Strategy and Negotiation will play a critical role in supporting the Business Development customer leads throughout the full customer development and opportunity development lifecycle from initial customer engagement to lease execution and beyond. This is an outstanding opportunity to gain or expand exposure to the data center real estate industry while honing vital analytical, financial modeling, deal structure development, and client service skills.\nTravel: Ability to travel up to 15%-30% for company gatherings or to project sites.\nLocation: Denver, CO (3-day hybrid in-office role)\nCompensation: $ 126K - $150K (Offers Bonus plus variables)\nEssential Responsibilities\nConduct in-depth market research and analysis to understand changes within the data center industry that provide insight to the Rowan Business Development team and our customers\n\nPerform customer research and due diligence to understand requirements and decision-making processes, stakeholders, and demand drivers\n\nAbstract and summarize complex real estate lease agreements and term sheets\n\nDraft preliminary term sheets outlining proposed business terms for prospective deals\n\nHelp prepare investment committee (IC) memos summarizing deal overviews, assumptions, recommendations, and next steps\n\nTrack evolving commercial terms and perform ad hoc financial analyses to support return economics and underwriting, working closely with the Finance team\n\nCollaborate with cross-functional teams including site origination/development, legal, finance, construction, operations, and energy daily to address commercial questions and/or dependencies\n\nTrack critical path milestones, need-by dates, and potential financial commitments or project delays and report on commercial milestones in Weekly Business Review (WBR)\n\nAssist with the negotiation and documentation of final lease and associated agreements\n\nMonitor active transactions and provide ad hoc status reports to leadership\n\nEducation, Skills, and Experience\nBachelor’s degree in business, economics, finance, real estate or related field\n\n5+ years of relevant experience in real estate, consulting, investment banking or related roles\n\nStrong analytical capabilities and Excel financial modeling skills\n\nExcellent written and verbal communication abilities\n\nSuperior attention to detail and organizational skills\n\nProficiency with Microsoft Office suite\n\nSelf-motivated with the ability to multi-task and meet deadlines\n\nPreferred Skills\nPrior exposure to commercial real estate markets and transactions\n\nExperience using real estate and/or data center platforms (ArcGIS, Datacenter Hawk, S&P Global, etc.)\n\nWorking knowledge of commercial leasing practices, terminology and documentation\n\nFamiliarity with data center operations and infrastructure\n\nFueled by Excellence & Collaboration\nAt Rowan, we are a distributed team united by a common mission to transform data center delivery.
