Come join our team!\nThe Area Facilities Maintenance Manager is responsible for helping oversee facility operations and preventative maintenance programs across the assigned Rumpke area. This position will be responsible for planning, managing, and executing capital improvement projects within the assigned territory. The role serves as a key corporate facilities partner to Regional Vice Presidents (RVPs), Site Managers, and Regional Facilities employees to ensure facilities remain safe, operational, compliant, and maintained to company standards.\nResponsibilities of Position:\nCapital Project Management:\nLead and manage facility capital improvement and maintenance projects throughout the assigned regions \nDevelop project scopes and specifications and obtain competitive vendor quotations \nEvaluate proposals and negotiate pricing, schedules, contract terms, and vendor performance expectations \nOversee projects from planning and budgeting through execution, completion, and closeout \nCoordinate with operations leadership to minimize business disruption during project execution \nManage projects ranging from routine maintenance and repairs to capital improvements valued at hundreds of thousands of dollars \nTrack internal capital project budgets and project spending utilizing SAP \nCreate and manage Purchase Orders (POs) and Maintenance Orders in SAP to support project execution and reporting \nFacilities Operations and Maintenance:\nCollaborate with cross-functional leaders to maintain facilities in optimal operating condition \nAssist in overseeing preventive maintenance activities across assigned facilities \nAnnually assess the preventative maintenance program and recommend modifications to support operational growth \nReceive and manage maintenance requests, coordinating with regional facilities staff to ensure timely completion \nPerform facility assessments and identify repair, maintenance, and improvement opportunities \nCoordinate maintenance vendors and contractors to support building systems and infrastructure \nSupport facility reliability, operational efficiency, employee experience, and long-term asset preservation \nProvide support as needed to maintain rental properties located within the assigned territory \nBudgeting and Strategic Planning:\nPartner with regional teams to develop annual capital and facilities operating budgets \nSupport long-term facility planning and identify future capital investment needs \nRecommend facility standardization and preventive maintenance improvements \nMonitor project expenditures and support budget forecasting \nVendor and Relationship Management:\nMonitor vendor performance and ensure work quality, safety, schedule adherence, and cost control \nSupport procurement and contract administration activities\nOther duties as assigned\nSupervisory Responsibility:\nThis position will manage 1-5 employees\nThis position will oversee and direct other managers\nSkills & Abilities Needed for Position:\nStrong budgeting, financial management, and organizational skills \nAbility to communicate effectively with all levels of leadership and external partners \nProficiency in Microsoft Office required\nExperience & Knowledge Needed for Position:\nMinimum 5 years of experience in facilities management, construction management, maintenance management, project management, or related field \nExperience managing multiple projects across geographically dispersed locations \nExperience obtaining bids, negotiating vendor agreements, and managing capital projects \nKnowledge and experience with SAP is a plus including project tracking, Purchase Orders, and Maintenance Order processes\nPhysical Requirements in a Regular Workday:\nFrequently lifting/carrying/pushing/pulling a max of 50 lbs\nRarely lifting/carrying/pushing/pulling a max of 100 lbs\nContinuously working inside\nFrequently working outside in changing temperatures, wet/humid conditions\nFrequently working in areas of dust, odors, mist, gases, and other airborne matter\nFrequently stooping/kneeling/crouching/crawling\nFrequently climbing and/or balancing\nFrequently sitting/standing/walking\nAdditional Working Conditions/Aspects:\nAbility to travel between offices, as required\nAbility to work flexible hours; expected to work nights and weekends as needed\nLegally eligible to work in the United States\nValid driver’s license (if applicable)\nMust successfully complete pre-employment testing\nMust be able to read and speak the English language\nThis job description is intended to describe the general nature, complexity, and level of work to be performed by employees assigned to this position and is not to be construed as an exhaustive list of responsibilities, duties, and/or skills required.
