This position is considered an essential function to the operation of the Community therefore, consistent attendance is an essential function of this position, as it directly impacts the employee’s ability to perform their duties effectively and ensures proper workflow and communication within the team.\nPRIMARY DUTIES AND RESPONSIBILITIES:\nAbides by Fair Housing Laws.\nAssumes responsibility for all managerial, supervisory, coordination, and administrative duties in the absence of the Service Manager\nPerforms a wide variety of skilled and semi-skilled duties of a mechanical and/or construction nature including, but not limited to:HVAC\nPlumbing\nPainting\nDrywall\nLaying tile\nCarpentry work\nWelding\nElectrical repairs\n\nRespond promptly to service calls.\nPerform preventative maintenance on mechanical and lawn care equipment.\nSupervises and participates on-site in the general maintenance and repairs of the properties assigned.\nOther duties as assigned. \nOCCASIONAL FUNCTIONS:\nMending Fences\nCutting Keys\nTrash Pickup\nLawn Care\nSwimming Pool Cleaning\nShampooing Carpets\nPOSITION REQUIREMENTS / QUALIFICATIONS:\nAbility to read and write English.\nPrior experience reflecting overall general mechanical aptitude and ability.\nValid Driver’s License (if operating a vehicle)\nEPA Certificate for Freon Recovery; HVAC Certificate.\nCurrent Fair Housing Certification\nPREFERRED SKILLS/ABILITIES:\nAdvanced training, such as that obtained from a mechanical/supervising trade or technical school. \nPrior experience as Service Manager for a multi-unit property.\nPHYSICAL ACTIVITIES/EQUIPMENT USED:\nPhysical Activities up to and including walking, bending, stooping, reaching, kneeling, crawling, stretching, climbing stairs or ladders, and standing for periods of time. Exposure to inclement weather, noise, dust, heat, and mechanical equipment.\nExposure to potentially dangerous products and chemicals.\n\nHeavy Lifting.\nKey-cutting machine, hand tools, mechanical equipment, electrically powered construction equipment, lawn care equipment; phone. \nGENERAL:\nHours worked will coincide with the hours of operation in the community.
