They will be responsible for managing all phases of projects including-planning, procurement, execution, and close-out-while coordinating internal teams, external consultants, and key stakeholders.\nIn this role, you will:\nLead the delivery of complex commercial construction projects with significant organizational impact.\nManage budgets, schedules, and risk mitigation strategies to ensure successful outcomes.\nProvide strategic oversight and reporting to the program manager.\nEnsure quality, safety, and compliance standards are met at every stage.\nIf you have a proven track record in delivering major construction projects, strong leadership capabilities, and a passion for driving excellence-we want to hear from you!\nGENERAL ACCOUNTABILITY\nAccountable for the successful delivery and execution of large-scale capital construction and renovation projects from detailed design through occupancy and project closeout. Responsible for owner-side management of the physical construction of assigned projects, ensuring scope, schedule, budget, quality, safety, and operational requirements are achieved.\nProvides oversight and direction to design consultants, construction managers, contractors, and specialty consultants throughout all phases of project delivery. Acts as the primary owner representative during design development, procurement, construction, commissioning, and turnover, ensuring all project activities align with approved program objectives, corporate standards, regulatory requirements, and operational needs.\nWorks closely with the Program Manager to manage project-level risks, issues, stakeholder expectations, and change requests while maintaining continuity of business operations throughout construction activities.\nSPECIFIC ACCOUNTABILITIES\n1. Project Planning & Development\nLeads project planning activities including scope definition, budget development, scheduling, risk identification, procurement planning, phasing strategies, occupancy coordination, and project execution planning.\nCoordinates design development activities to ensure project requirements, operational needs, technical standards, and stakeholder expectations are incorporated into project documents.\nEnsures construction planning considers business continuity, occupant impacts, safety requirements, and operational constraints.\n2. Design Consultant Management\nDirects and manages architectural, engineering, and specialty design consultants throughout project development and delivery.\nReviews and coordinates design submissions to ensure compliance with project objectives, technical standards, budget constraints, and schedule requirements.\nFacilitates design reviews and constructability reviews with stakeholders and subject matter experts.\nManages consultant contracts, deliverables, performance, and compliance with contractual obligations.\n3. Construction Manager & Contractor Oversight\nActs as the primary owner representative for construction activities.\nProvides oversight of the Construction Manager and contractors to ensure project objectives are achieved.\nReviews and monitors construction plans, schedules, resource plans, procurement activities, and site performance.\nCoordinates resolution of construction issues and field conditions.\nEnsures compliance with contract requirements, safety regulations, quality standards, and approved project documentation.\n4. Construction Execution & Coordination\nOversees construction activities to ensure work is completed safely, efficiently, and in accordance with approved plans and specifications.\nCoordinates demolition, structural, architectural, mechanical, electrical, telecommunications, security, and specialty system work.\nEnsures effective integration and sequencing of multiple trades and work packages.\nFacilitates coordination between contractors, occupants, operational groups, and technical stakeholders.\n5. Contract Administration\nAdministers construction and consultant contracts in accordance with corporate policies and approved procurement strategies.\nReviews and recommends approvals for change orders, progress claims, contingency usage, and contract amendments.\nMaintains appropriate records and documentation to support contractual requirements and decision-making.\n6. Financial Management\nAccountable for project budgets, forecasts, cash flow management, contingency control, and financial reporting.\nMonitors project costs and proactively identifies variances, risks, and mitigation opportunities.\nEnsures expenditures align with approved project authority and funding allocations.\n7. Schedule Management\nDevelops and maintains project schedules and milestone tracking.\nMonitors progress against approved schedules and implements recovery strategies when required.\nCoordinates critical project activities to minimize impacts to cost, quality, and operational requirements.\n8. Risk & Change Management\nIdentifies, evaluates, and manages project risks throughout the project lifecycle.\nImplements mitigation plans and escalates significant risks as appropriate.\nAdministers project change management processes for scope, schedule, budget, and design changes.\nAssesses impacts and develops recommendations to support informed decision-making.\n9. Quality Assurance & Commissioning\nEnsures quality management processes are implemented throughout design and construction.\nOversees inspections, testing, commissioning, deficiency management, and project closeout activities.\nVerifies systems and facilities perform as intended and meet operational requirements.\n10. Health, Safety & Regulatory Compliance\nPromotes and supports a strong safety culture throughout all project activities.\nEnsures compliance with applicable legislation, building codes, regulatory requirements, and corporate safety standards.\nMonitors contractor safety performance and addresses concerns promptly.\n11.Stakeholder Management & Communication\nMaintains strong relationships with project stakeholders, business units, technical authorities, consultants, contractors, and regulatory agencies.\nProvides regular project reporting on status, risks, budget, schedule, and key decisions.\nFacilitates project meetings and supports stakeholder engagement activities.\nCommunicates impacts, risks, and construction activities effectively to affected groups.\n12.Project Closeout & Occupancy\nCoordinates commissioning, training, occupancy planning, turnover documentation, warranties, and post-occupancy support.\nEnsures project documentation is complete and deficiencies are resolved prior to project closure.\nLeads lessons learned reviews and supports continuous improvement initiatives.\nQUALIFICATIONS\n1. Degree in Engineering, Architecture, Construction Management, or a post-secondary Project Management program, or related discipline and/or equivalent experience.\n2. Project Management Professional (PMP®) designation preferred.\n3. Minimum 5 years of experience managing complex commercial, institutional, or industrial construction projects, including major renovations and occupied-building projects.\n4. Demonstrated experience managing design consultants, construction managers, contractors, and multidisciplinary project teams.\n5. Strong knowledge of construction delivery methods, including Construction Management, Design-Bid-Build, and Design-Build.\n6. Experience with contract administration, procurement, cost control, scheduling, commissioning, and construction project governance.\n7. Strong understanding of building systems including architectural, structural, mechanical, electrical, and specialty systems.\n8. Demonstrated experience managing projects in operational environments with significant stakeholder coordination requirements.\n9.
