Director of Facilities Management

SecureSpace Management is seeking a Director of Facilities Management to own the physical condition, capital program, and maintenance operations of a national self-storage portfolio of 100+ facilities across 15+ states. This role builds and enforces the standards that keep the portfolio at institutional quality and protect asset performance, including but not limited to: standard operating procedures, preventive maintenance, vendor programs, and capital execution. It is a hands-on leadership role where you will manage a distributed Facilities Management team and sit at the table with various departments such as Operations, Accounting, Development, and Asset Management.

Key Responsibilities

Leadership

• Manages, develops, and holds accountable the facilities management team across a national footprint for satisfactory performance, documentation, and capital spend
• Brings a systems approach to management, standardizes processes across sites, measures performance against defined metrics, and solves problems portfolio-wide rather than one asset at a time
• Authors, implements, and maintains SOPs/programs covering preventive maintenance, work order intake and triage, emergency response, vendor selection, and turnover of new assets for facility managers, regional managers, and store-level teams
• Builds inspection and audit protocols, tracks compliance, and closes gaps
• Visits assets personally to audit facilities and educate operational staff

Portfolio Programs

• Owns regional vendor programs - HVAC, roofing, doors and gates, fire and life safety, elevators, landscaping, pest, snow removal, and paving
• Negotiates master service agreements and leverages portfolio scale to drive pricing, coverage, and service consistency
• Utilizes and monitors the work order platform: adoption, data integrity, and reporting
• Coordinates the close-out of property damage claims, code violations, and life safety and ADA compliance
• Builds and monitors the annual Capex and R&M budgets; tracks spent against budget and report variances
• Strong focus on meeting the annual budgets, setting commercially accurate budgets, and defending against excess spending

Capital Projects

• Oversees major Capex from scoping and budgeting through bid, award, construction management, and closeout
• Evaluates competing capital needs across the portfolio and provides executive recommendations that balance compliance, infrastructure condition, marketability, financial capacity, and organizational strategy

Cross-Functional Interface

• Partners with Operations to maintain facility health, solve customer-impacting issues, and improve curb appeal
• Works with Accounting on budgeting, invoice approval, capitalization vs. expense treatment, and job cost tracking
• Coordinates with Development on handoff of certificates of occupancy, warranties, and systems for new builds and expansions.
• Supports Asset Management and Acquisitions on property condition assessments, capital needs underwriting, and post-close remediation plans
• Strong proficiency with technology and computer systems: comfortable working across various cross-departmental software and reporting tools; able to scope, integrate, and roll out work order management systems in conjunction with other teams

Other Functions:

• Must be able to work extended hours and weekends as needed

Qualifications

Required

• 8+ years in facilities management, with 5+ years managing a multi-site portfolio
• 5+ years directly managing a team
• Demonstrated ownership of Capex projects start to finish
• Track record building procedures and rolling them out across an organization
• Strong command of building systems, construction means and methods, and vendor contracting
• Ability to travel up to 50% and work from the Los Angeles office full-time (reasonable accommodation available for qualified individuals with disabilities)
• Strong technological fluency

Preferred

• Self-storage, retail, industrial, or other multi-site asset class experience
• Experience in a growth-oriented firm
• Experience with large portfolios

Physical Requirements:

• Prolonged periods sitting at a desk and working on a computer
• This position requires the ability to walk for prolonged periods of time across storage facilities and properties, including uneven or outdoor surfaces, as part of routine site visits and inspections. The role may also require standing for extended periods, climbing stairs or ladders, and occasional bending, reaching, kneeling, and lifting of up to 15 lbs. to access or inspect building systems and equipment. Salary Range:

$150,000 - $180,000+
