This position reports to the Executive Director.\n Position Summary:\nThe Maintenance Manager is responsible for the maintenance and upkeep of the physical plant including, building, grounds, and all engineering. Supervises the engineers and may be required to supervise other staff positions. This position is a working manager and reports to the Director of Plant operations.\nIn consultation with the Executive Director, hire, train, discipline, and terminate department staff in accordance with Senior Lifestyle Corporation human resources policies.\nImplement and maintain preventative maintenance programs: TELS and daily checklist.\nCoordinate compliance with local, state, and federal building codes and guidelines, MSDS, OSHA, EPA regulations, fire codes and other relevant rules and regulations.\nCoordinate with contractors and venders making sure insurance and licenses are current.\n Conduct regular inspections of all Life Safety Systems including fire extinguishers, sprinkler and alarm systems. (Life Safety Experience Required)\nWork closely with Executive Director in creating scheduling capital budgets. Establish and obtains bids for all capital projects. \nCoordinate annual maintenance programs for apartments and common areas. Coordinate necessary repairs and maintenance in apartments and common areas including refurbishment for move-ins.\nEnsure that the outside of the property is maintained including landscaping and snow removal. \nCoordinate the removal of garbage and trash for the property.\nCoordinate Staffing schedules to ensure the proper maintenance of office public spaces, residential apartments, and grounds.\nPrepare and follow approved budget.\nMaintain utility consumption and expense files as well as all required maintenance files.\nMaintain inventory control for all general supplies parts and equipment.\nSchedule and conduct training sessions and department meetings.\nInform Executive Director of any resident issues or concerns.\nPrepare resident charges/billing for extra services when applicable.\nUnderstand and implement the role of the departments safety and disaster plan. \nHead safety committee meetings.\nParticipate in the Manager on Duty program.\nHourly Pay Rate: $25.00.\n Level of Formal Education: An Associate’s Degree or equivalent from a two year college or technical school: or Two years related experience and/or training equivalent combination of education and applicable experience.\nYears of Experience: 2+ years\nLanguage Skills: Acceptable fluency in English in order to perform job duties and speak, read, write, and communicate with supervisors, coworkers, residents, and applicable third parties.\nTechnical Competencies: Basic computer proficiency\n Management/Supervisory Authority\nDoes this job manage or supervise associates?
