Facility & Maintenance Management\nOversee the end-to-end upkeep of common areas,clubhouse,lifts,swimming pools,STP (Sewage Treatment Plants),WTP (Water Treatment Plants),and backup diesel generators (DG sets).\n\nImplement preventive and corrective maintenance schedules to minimize asset downtime.\n\nSupervise round-the-clock water and power distribution across the residential units.\n\n2. Vendor & Contract Management\nManage external service partners (housekeeping,security,waste management,pest control,and MEP contractors).\n\nMonitor Annual Maintenance Contracts (AMCs) and conduct regular vendor performance audits against agreed Service Level Agreements (SLAs).\n\nReview vendor invoices and align with the accounts team for timely verification and payout.\n\n3. Resident Relations & Grievance Redressal\nAct as the nodal contact for residents and the Resident Welfare Association (RWA) / Management Committee.\n\nImplement structured ticketing workflows for day-to-day service requests and complaints,maintaining clear turnaround times (TAT).\n\nPrepare agendas and operational progress reports for Monthly Association Meetings.\n\n4. Security & Safety Administration\nEnforce access control,visitor tracking systems (e.g.,MyGate,NoBrokerHood,or physical registers),and perimeter security protocols.\n\nSupervise fire safety systems,ensuring emergency drills,fire extinguisher refills,and alarm tests comply with local fire safety norms.\n\nHandle crisis situations (power grid failures,water shortages,medical emergencies) with sound incident response procedures.\n\n5. Budgeting & Financial Control\nAssist the management committee in planning the annual operational budget (OPEX).\n\nDrive cost optimization across power consumption,fuel for DG sets,and maintenance consumables.\n\nMaintain complete inventory audits for tools,spare parts,and site assets.\n\n6.
