Tomorrow, we will power checkout-free experiences anywhere you go to make the everyday experiences of living, working, and playing remarkable - giving us back our most valuable asset, time.\nResponsibilities\nThis role will be primarily responsible for overseeing the maintenance operations in assigned portfolio as well as develop and close new business opportunities for SP+ Facility Maintenance (a service line of SP+ Corporation).\nOperations Oversight\nDirect and manage routine cleaning, maintenance and repair, including power washing, power scrubbing or sweeping, restriping, gum and graffiti removal, commercial painting, snow removal and ice control and assist North American business leader with new product testing and development.\nWork with the on-site parking operations manager or direct client contact to prepare maintenance and cleaning schedules; assign, perform, and supervise the work product.\nDevelop new business opportunities for noted services from non-parking customers or prospects\nInspect prospective maintenance jobs or contract bids and submit timely proposals, quotes, estimates or work orders.\nOversee daily functions of the maintenance staff employees to ensure quality and timely completion of daily, weekly, monthly and annual maintenance and cleaning projects.\nConduct daily inspections on cleaning, maintenance and repair projects to ensure that quality standards are met.\nBe on-site as needed during special projects and seasonal maintenance projects.\nCoordinate work with the on-site parking operations manager or direct client contact to manage building operations maintenance contracts and related preventive maintenance schedules and inspections.\nEnsure compliance to OSHA and environmental standards and corporate governance in all services offered, contracted or administered\nComply with corporate levels of authority (LOA) in preparation and quoting work.\nBusiness Development\nProspect, generate and follow up on leads, propose, present and close new business opportunities.\nPrepare of proposals and RFP responses, work orders and service calls for customers or prospects.\nEstablish and manage relationships within business associations/trade organizations, as well as with real estate and property management entities.\nQualifications\nHigh school diploma or equivalent is required, college degree preferred but not required.\nPrior supervisory experience in maintenance or related field.\nBasic computer skills and ability to assemble quotes based on detailed job specifications (Excel, Word, email applications and bid software)\nPrior experience ensuring employer is compliant with federal (EPA Clean Water Act of 1977) and local laws and regulations, particularly in the area of water pollution preferred.\nIndividual with strong, work ethic, integrity and professional approach to business.\nStrong supervisory and multi-tasking skills are a necessity.\nPrior direct sales & new business development experience, including proposal generation.\nSuperior interpersonal relationship skills.\nExcellent written and presentation skills.\nAbility to organize, prioritize and schedule work assignments.\nStrong written and verbal communication skills.\nAbility to perform and supervise maintenance services with “hands-on” approach, including providing the service, general repair, mechanical and cleaning maintenance.\nLicense Requirement: Have and maintain a valid state driver’s license with a current address.\nPhysical demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
