Speed Bay is building a national portfolio designed to deliver durable, long-term value through disciplined acquisitions, operational excellence, and technology-enabled performance.\nThis is an exciting opportunity to join an emerging commercial real estate operating platform focused on acquiring and managing multi-tenant light industrial shallow bay properties in key metropolitan areas across the US.\nAbout the Role\nThe Construction Manager supports the execution of property construction initiatives across Speed Bay’s shallow bay industrial portfolio, reporting to the SVP, Construction. Core responsibilities include managing deferred maintenance, executing CAPEX and repair projects, scheduling construction activities, and ensuring regulatory compliance. The position calls for strong organizational abilities and a proactive, forward-thinking approach to anticipate project needs and provide timely follow-up. Occasional support for tenant improvement projects is provided on an as-needed basis to assist leasing and operational goals.\nKey Responsibilities\nCapital Program Execution\nManage the bidding, contracting, and installation of capital improvement projects, including exterior painting, building and tenant signage, landscaping enhancements, roof repairs, HVAC system replacements, and tenant improvement initiatives.\nSupervise day-to-day progress of construction activities, ensuring adherence to schedule, quality, and compliance requirements.\nCreate, document, and continually update detailed project plans and schedules to track milestones, deliverables, and follow-up tasks, ensuring nothing falls through the cracks.\nOrganize and coordinate contractor selection, contract administration, and management of multiple projects simultaneously.\nImplement follow-up strategies to monitor project outcomes, drive accountability, and keep all stakeholders aligned and informed.\nPlan, budget, and manage deferred maintenance and capital improvement projects across a national industrial portfolio.\nMaintain regular site visits, quality control checks, and progress reporting for leadership review.\nTenant Improvement & Leasing Support\nAssist with tenant improvement work as needed to support new or renewing leases.\nCollaborate with property management and leasing teams to align construction activities with occupancy goals and tenant retention strategies.\nHelp ensure efficient TI make-ready timelines that support lease execution.\nAcquisitions & Due Diligence\nParticipate in acquisition due diligence to assess construction requirements and deferred maintenance for prospective assets.\nSupport preparation of construction cost analyses and capital requirement summaries for underwriting review.\nVendor & Contractor Management\nCoordinate with general contractors, subcontractors, and vendors to deliver projects on time and within budget.\nSupport contract administration and performance management for the firm’s contractor network.\nAssist in developing and maintaining preferred vendor relationships that deliver quality and cost efficiency.\nCross-Functional Collaboration\nFoster collaboration and communication with asset management, leasing, and property management teams to align construction work with business needs.\nProvide timely and accurate project updates to the SVP, Construction and other leadership stakeholders.\nSkills & Qualifications\nBachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field required.\n4-5+ years of commercial or industrial construction management experience.\nDemonstrated excellence in organizational skills, including the ability to manage complex schedules, documentation, and competing deadlines.\nProactive, forward-thinking approach to project follow-up and problem resolution.\nExperience overseeing multi-site projects, budgets, and contractor relationships.\nStrong knowledge of building codes, safety regulations, and construction industry standards.\nSuperior written and verbal communication abilities; able to clearly document and relay project progress.\nProficiency with Microsoft Office Suite and project management software; experience with Yardi Construction Manager and/or Asana is a plus.\nWillingness to travel nationally as the portfolio expands.\nWhat We Offer\nCompetitive salary and bonus structure.\nComprehensive medical, dental, vision, life, and disability insurance.\n401(k) plan.\nPaid office parking.\nGrowth opportunities within a fast-growing, institutionally backed real estate platform.\nA collaborative and supportive work environment.\nThe opportunity to directly impact portfolio performance and construction execution.\nNote: This job description is not intended to be all inclusive or exclusive. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and Speed Bay Senior Management approval.
