Speed Bay is building a national portfolio designed to deliver durable, long-term value through disciplined acquisitions, operational excellence, and technology-enabled performance.\nAbout the Role\nThe Regional Asset Manager will oversee a portfolio of commercial industrial real estate assets across the Mountain West region, driving the financial and operational performance of each property. This role has a strong analytical focus, utilizing key financial metrics, advanced modeling, and business intelligence to maximize property value and investor returns. The position reports to the SVP of Asset Management and collaborates with internal teams in acquisitions, finance, portfolio management, property management, leasing, and construction, as well as with external partners including brokers, tenants, and vendors.\nKey Responsibilities\nStrategic & Financial Planning\nDevelop and execute asset-level business plans, including leasing strategies and capital projects, aligned with targeted financial outcomes.\nApply advanced financial modeling and benchmarking to evaluate property results (NOI, return on investment, IRR, occupancy, expense ratios, cash flow, etc.) and identify avenues for improvement.\nDrive execution of value-add initiatives, refinancing, and dispositions with clear financial justification and risk mitigation.\nMonitor market trends, economic data, and submarket performance to inform forecasting, acquisition, and disposition decisions.\nBudgeting, Reporting & Compliance\nOversee budgeting, forecasting, variance analysis, and monthly/quarterly reporting to track portfolio performance.\nEnsure compliance with loan covenants, investor requirements, company standards, and industry best practices.\nPrepare and present detailed analyses, dashboards, and reports for investment committee and stakeholder reviews.\nLead or support due diligence and underwriting efforts by supplying operational insights, market intelligence, and business plan input.\nCapital & Portfolio Oversight\nOversee capital expenditure planning and execution, including tenant improvements and building upgrades.\nConduct property site visits and regular performance reviews with property managers and local teams.\nCollaborate with leasing and property management teams to optimize occupancy, rental income, and operational efficiency; support lease negotiations based on in-depth market analysis.\nTeam Development\nMentor team members on financial analysis, reporting standards, and the use of asset management technology platforms (e.g., Yardi, CoStar, Excel).\nQualifications\nRequired:\nBachelor’s degree in Finance, Real Estate, Business, or a related field; advanced degree (MBA or Masters) preferred.\n10+ years of experience in asset management or financial analysis, preferably with multi-tenant industrial or commercial real estate portfolios.\nDemonstrated expertise in financial modeling, budget management, variance analysis, and the application of performance metrics for asset optimization.\nStrong proficiency in analytical tools: Excel (advanced), Yardi, and real estate management software.\nSuperior communication, reporting, and stakeholder management abilities.\nAbility to analyze large data sets, synthesize complex findings, and make data-driven recommendations for portfolio strategy.\nStrong organizational skills and the ability to manage multiple projects with tight deadlines.\nRegional travel required.\nPreferred:\nCFA, CCIM, or similar advanced certification in asset or financial management.\nExperience in an entrepreneurial, growth-focused, or fast-paced company environment.\nKnowledge of tech-enabled asset management workflows (e.g., Asana, Salesforce, VTS, Green Street).\nKey Asset Management Metrics Emphasized\nNet Operating Income (NOI), Internal Rate of Return (IRR), Cash-on-cash return, Occupancy and retention metrics, Variance to budget/forecast, Asset utilization and lifecycle cost, Return on assets (ROA), Expense and capital ratio benchmarks\nWhat We Offer\nCompetitive salary + bonus structure\nBenefits package including Medical, Dental, Vision and Life Insurance\n401k Plan\nPaid office parking\nGrowth opportunities within a thriving real estate company\nA collaborative and supportive work environment\nThe opportunity to directly impact executive success and office culture\nNote:This job description is not intended to be all inclusive or exclusive. Sedentary for large portions of the day when in the office.\nProlonged periods of sitting at a desk and working on a computer.\nAbility to travel independently, including by car and air, to conduct property visits across the Mountain West region.\nAbility to walk industrial and warehouse properties, including navigating uneven surfaces, stairs, and outdoor areas.\nMust be able to lift up to 25 pounds at times.\nNoise level varies from a typical office environment to active warehouse/industrial sites during property visits.\nAbility to see details at close range and operate standard office equipment.\nCompensation\nThe annual full-time base salary range for this role is $190,000 - $225,000. Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and Speed Bay Senior Management approval.
