The Quantity Surveyor prepares estimates, runs tender analysis, and manages valuations, variations, and final accounts, working closely with Pre-Construction and the Project Management team to keep every project on budget.\nWhat will you do:\nBOQ Analysis: Analyze accurate quantity take-offs and Bills of Quantities from architectural, structural, and MEP drawings for tender and budgeting purposes.\nCost Estimating & Cost Plans: Prepare and update cost estimates and elemental cost plans at each design stage, supporting feasibility studies and value-engineering exercises with Pre-Construction.\nTendering & Tender Analysis: Support the Procurement team in issuing tender packages, managing clarifications, and preparing detailed tender comparison and recommendation reports.\nContract Support: Assist in drafting and reviewing contract documents, pricing schedules, and subcontract agreements in line with Cyprus construction contracts.\nValuations & Payments: Review contractor interim payment applications.\nVariations & Claims: Evaluate, value, and negotiate variation orders and contractor claims, ensuring they are fully substantiated and approved before execution.\nCost Reporting: Produce monthly cost reports and cash-flow forecasts per project, flagging risks and budget deviations to Procurement and Project Management.\nMaterials & Market Pricing: Maintain an up-to-date database of material, labour, and subcontractor rates, and benchmark prices across the Cyprus (and Greek) market.\nFinal Accounts: Agree final accounts with contractors and subcontractors on project completion.\nRequirements\nMust Have's:\nRelevant Experience: 3-5+ years of quantity surveying experience with a contractor, consultancy, or developer, ideally on residential projects.\nAcademic Background: Degree in Quantity Surveying, Civil Engineering, or a related discipline; ETEK registration and/or RICS membership is an advantage.\nMeasurement Skills: Strong ability to read drawings and produce accurate take-offs and BoQs.\nLocal Market Knowledge: Solid understanding of Cyprus construction contracts, local building procedures, materials, and pricing.\nTechnical Toolkit: Advanced Excel and MS Office skills;
