Together, Stelumar is delivering housing people are proud of.\nFor more information, visit Stelumar.com.\nWhat we offer\nTheConstruction Director is responsible for day-to-day project and construction management across multiple concurrent Stelumar Communities projects, partnering closely with the leadership team, consultants, and site staff to deliver projects on time and on budget. The role owns project costing, estimating, and proposals. Joining atthis stage, you'll help shape the processes and project rigor that define Stelumar'sdevelopment arm. The ideal candidate brings an entrepreneurial drive, strong interpersonal skills, and a proven track record of successfully delivering multi-family residential projects and mentoring project delivery teams.\nWhat you’ll do\nIndependently deliver multiple concurrentStelumar Communities projects on time and on budget, ensuring company processes, procedures, and policies are followed throughout.\nOwnthe P&L and overall financial performance of your project portfolio, serving as the primary point of contact for clients.\nDevelop and maintain the project cost plan, cash flow forecast, and detailed schedule; track committed costs, anticipated costs, and cost-to-complete; identify variances early and recommend corrective action, reportingmonthly tosenior leadership.\nLead contract negotiation, award, and administration; review, price, and negotiate change orders and contract amendments; manage contingency draw down and maintain a current view of forecast final cost.\nOversee each project from design through construction and warranty handover, ensuring it meets design, budget, and schedule objectives.\nServe as a key advisor to senior leadership on project risk, strategy, and portfolio-level decision-making across Stelumar Communities' development pipeline.\nDrive design development and preconstruction: lead value engineering, peer and constructability reviews, and the construction and traffic management plans; ensure consultants' deadlines are met for SPA, permits, tender, and IFC.\nEstablish and implement quality assurance and quality control programs; benchmark project costs against historical data and industry comparables, andcontribute to a unit-rate and assembly-cost database to improve estimating accuracy on future projects.\nLead, mentor,and develop project staff through ongoing performance management, acting as a senior point of escalation for complex project and site issues.\nPerform other duties as assigned.\nWhat you bring\nPost-secondary education in Engineering, Architecture, Construction Management, related field, or suitable combination of education and experience.\n10+ years of progressive experience leading residential or commercial construction projects, including experience mentoring or supervising project managers and coordinators.\nIn-depth knowledge of prefabricated and modular construction, particularly engineered lumber systems and building science. \nIn-depth knowledge of Ontario Building Code, the Occupational Health and Safety Act, and Ministry of Labourguidelinesand procedures.\nExperience procuringconstruction subcontracts at theproject level. \nKnowledge of municipal planning by-laws, project permitting process, and zoning.\nAbility to generate, review, and administer complex subcontracts and purchase orders, mitigating riskand identifying opportunities.\nKnowledge of Tarion, warranty processes, and construction performance guidelines.\nUnderstanding of the procure-to-pay process.\nValid Ontario Class G driver’s licenceand the ability to travel to job sites as required.\nBonus Points\nExperience in design-buildor integrated design and construction management.\nWorking knowledge of JD Edwards (JDE), MSProject, AutoCAD and Procore.\nPMP certification.\nWe encourage applicants who meet most of the role requirements to hit that submit button and apply!
