The role owns project costing, estimating, and proposals, and joining at this stage will help shape the processes and project rigor that define Stelumar'sdevelopment arm. The ideal candidate brings an entrepreneurial drive, strong interpersonal skills, and a track record of successfully delivering multi-family residential projects.\nWhat you’ll do\nDeliver StelumarCommunities projects on time and on budget, ensuring company processes, procedures, and policies are followed throughout.\nDevelop and maintain the project cost plan, cash flow forecast, and detailed schedule; track committed costs, anticipated costs, and cost-to-complete; identify variances early and recommend corrective action, with reports reviewed monthly by senior leadership.\nPrepare and progressively refine project estimates from conceptual and schematic stages through design development, tender, and hard-bid, ensuring estimate accuracy improves at each project gate.\nReview, price, and negotiate change orders and contract amendments; manage contingency draw down and maintain a current view of forecast final cost.\nLead contract negotiation, award, and administration,including solicitation, evaluation, and selection of consultants and sub-trades;ensuring compliance with company procedures and policies.\nSolicit, level, and analyze trade and supplier pricing; prepare bid comparison summaries and award recommendations supported by scope clarifications and pricing assumptions.\nDrive design development and preconstruction: lead value engineering, peer and constructability reviews, and the construction and traffic management plans; ensure consultants' deadlines are met for SPA, permits, tender, and IFC.\nReview and analyze drawings and specifications, ensuring clear communication tothe project team, site staff, and trades.\nEstablish and implement quality assurance and quality control programs; benchmark project costs against historical data and industry comparables, andcontribute to a unit-rate and assembly-cost database to improve estimating accuracy on future projects.\nManage and develop project staff through ongoing performance management; \nPerform other duties as assigned.\nWhat you bring\nPost-secondary education in Engineering, Architecture, Construction Management, related field, or suitable combination of education and experience.\n7+ years of progressive experience and success in leading residential or commercialconstruction projects \nIn-depth knowledge and experienceof pre-fabricatedconstruction methodologies, specifically engineered lumberand building scienceapplications. \nIn-depth knowledge of Ontario Building Code, safety legislation, and Ministry of Labourguidelines/procedures.\nExperience in procurement of construction sub-contracts on a project level basis. \nKnowledge of municipal planning by-laws, project permitting process, and zoning\nAbility to generate, review, and administer complex subcontracts and purchase orders, ensuring all risks are mitigated and opportunities are identified.\nKnowledge of Tarion, warranty processes, and construction performance guidelines\nUnderstanding of procure to pay process.\nValid Class G driver’s license with the ability to travel as required to various job sites.\nBonus Points\nExperience in Design and Construction Management with understanding the stages of the Design and Construction process.\nWorking knowledge of JDE, MSProject, AutoCAD and Procore.\nPMP certification.\nCompensation\nThe expected base salary range for this position is $85,000 - $130,000. Actual pay may vary depending on your job-related knowledge, competencies, and skills.
