This is a high-level strategy role with a focus on mitigating risk and maximizing value on projects in the design and preconstruction phase. The Preconstruction Manager will work in coordination with both the Vice President of Acquisition, Director of Preconstruction, Project Executives, and/or Project Managers on the projects to ensure project goals are met and process/schedules are proactively managed.\nPrimary Duties:\nBe a champion for expressing the importance of preconstruction, how it impacts projects, and demonstrating collaboration at its finest\nTrack status of all current preconstruction projects monthly with Director of Preconstruction and provide report to Vice President of Acquisition\nAudit projects in preconstruction to verify the status of current activities, what is needed, and determine where project risks are\nEnsure effective and proactive communication is maintained at all levels on the project teams. If needed, lead conversations to ensure that teams are holding themselves in close account with each other and externally, with clients and design teams.\nAs the project transitions from preconstruction to construction, there is complete alignment in project risks, forecasted margin, schedule, and manpower prior to the Internal Preconstruction Meeting.\nDevelop win strategies for project pursuits, along with win strategies for issues within projects in preconstruction\nAdvocate for project teams/coordinating preconstruction resources with Operations Manager, arranging for collaboration with experts outside of the team, be a listening to team issues, and maintain a culture of possibilities and progress.\nWork closely with our Business Development team, Marketing, Project Executives and the Director of Preconstruction on project proposals, assisting with proposal content, and interview participation\nParticipate in project estimate reviews\nEducate and mentor preconstruction teams on Target Value Delivery principles\nLead or participate in the development of Project Charters, ensuring that they are done at the start of preconstruction\nBeing at stake for the Project Charter and ensuring that the project team is living up to the standards that the Project Charter established, especially as it relates to communication\nMentor teams on preconstruction best practices, processes and tools\nProvide convincing presentations in the arenas of work acquisition or major preconstruction meetings\nEstablish deep relationships with area clients and construction colleagues, in conjunction with the Director of Preconstruction:\nAttend OAC meetings for projects assigned\nAttend business development events\nJoin networking organization(s) and become involved on committees and with community enhancement events\nWork on corporate preconstruction initiatives, always looking at ways to improve our preconstruction processes, mitigate corporate risk, and maximize value\nParticipate in mid and post job construction meetings and cost analysis to verify and expand upon cost information from field, along with gathering lessons learned that can be used in future preconstruction projects and communicated to future project teams.\nParticipate in the Value Engineering process as needed:\nCreate consistency among team members and drive towards the best value for the Owner\nCollect data from a variety of projects in order to create a list of standard VE ideas, with their associated cost savings and added values\nReview drawing updates for risk and constructability\nProvide conceptual estimates for projects by developing scopes and budgets that will provide the Project Executives with clear, comprehensive information suitable for review by the customer (even projects that may not involve immediate precon)\nWork closely with the Chief Estimator in establishing historical data collection\nMaintain relationships with quality, reliable subcontractors, vendors, and suppliers.\nWork closely with the Chief Estimator in expanding our subcontractor database\nEstimator for select projects, where mutually agreed to by DPC and VP\nQualifications\nBS in Construction Management, Marketing and/or Communication or related field or an equivalent combination of education and experience.\nThree to five years of construction-related experience in a preconstruction role, with over 10 years in the construction industry overall.\nAbility to read, analyze and interpret general business periodicals, professional journals, technical procedures, and government regulations.\nAbility to write reports, business correspondence and procedure manuals.\nSuperior communication and presentation skills.\nMust be able to pass a drug test and background check\nUtilizes good judgment and remains efficient while under stress\nCapable of communicating effectively in English both verbally and in writing\nKnowledge of all aspects of the construction process\nMust have a strong work ethic, sense of urgency, organizational skills, task oriented\nMust be willing to travel if required\nThe full salary range for this position is $125,000 to $180,000.
