Streamside RV Parks & Campgrounds offer safe, comfortable stays with modern amenities, friendly service, and pet-friendly sites across convenient locations.

Streamside Parks is a premier outdoor hospitality company operating and growing a portfolio of 40+ RV resorts and campgrounds across the country. We're focused on delivering exceptional guest experiences, and proving that you can be “Rooted, wherever you roam.” Our business strategy centers on driving strong financial performance, and building the systems and team to support long-term, scalable growth.

Position Summary:

Streamside is looking for a Revenue Manager who thinks like an owner, moves fast, and builds things that last. Reporting to the Chief Growth Officer, this role owns revenue strategy, dynamic pricing, forecasting, and performance analysis across the Streamside portfolio.

The right person brings serious analytical chops, high EQ, and the ability to translate complex data into clear strategies that operators, marketers, and park teams can actually execute. Hospitality experience is a plus - what matters most is a commercial mindset, a bias for action, and a genuine drive to build something.

Essential Job Responsibilities:

Revenue Strategy & Pricing

  • Own portfolio-wide pricing strategy across nightly, weekly, monthly, seasonal, and other applicable rate structures
  • Develop and execute dynamic pricing strategies that respond to real-time market conditions and proactively plan for demand shifts, competitive movement, and seasonal trends
  • Configure and optimize pricing across Campspot, KOA K2, Airbnb, and other applicable reservation and revenue-management platforms
  • Establish pricing guidelines that create consistency across the portfolio while accounting for individual park markets and demand patterns
  • Partner with Park Managers and District Managers to incorporate local market intelligence into pricing decisions
  • Identify pricing and packaging opportunities across site types, glamping, RV, and amenity businesses - and model the revenue impact of proposed changes

Forecasting & Performance Analysis

  • Own revenue forecasting at the park and portfolio level - building accurate models that drive confident business decisions and long-range planning
  • Monitor and analyze booking pace, occupancy, ADR, RevPAS, revenue mix, cancellations, length of stay, and other key revenue indicators
  • Identify revenue risks and opportunities early, and bring solutions, not just data
  • Partner with Finance to incorporate demand trends and revenue projections into budgeting and annual planning
  • Support revenue forecasting during the acquisition process; own post-acquisition revenue tracking and performance monitoring as properties join the portfolio
  • Analyze ROI across company investments - marketing spend, CapEx projects, and other initiatives - and provide performance-based recommendations

Market & Competitive Intelligence

  • Conduct regular competitive rate and market analysis to understand Streamside's positioning across park markets
  • Monitor demand drivers - local events, holidays, weather, competitive activity - and adjust strategies accordingly
  • Develop market-specific revenue strategies for parks with different demand patterns, guest segments, and seasonal cycles

Promotions & Demand Strategy

  • Serve as the performance ROI stakeholder in the promotions process - partnering with Marketing and Operations to ensure offers are evaluated for effectiveness, profitability, and impact on booking behavior
  • Recommend targeted promotions for need periods while protecting rates during periods of strong demand
  • Ensure pricing and promotional strategies are coordinated across marketing channels and reservation platforms

Incremental Revenue Optimization

  • Identify opportunities to grow revenue beyond site rates: fees, ancillary services, upgrades, add-ons, store and café sales, and other guest revenue opportunities
  • Analyze the financial and guest experience implications of incremental revenue opportunities
  • Partner with Operations and Finance on feasibility and implementation strategy for new revenue initiatives

Reporting & Communication

  • Maintain regular visibility into park-level and portfolio revenue performance
  • Prepare clear, concise weekly and monthly revenue summaries for Leadership, Operations, and other key stakeholders
  • Translate data into recommendations and next steps - not just reporting what happened, but driving what happens next
  • Maintain consistent definitions and measurement of key revenue metrics across the portfolio

Systems & Process Development

  • Serve as the subject matter expert for revenue-related functionality within Campspot, KOA K2, Airbnb, and other applicable platforms
  • Identify opportunities to improve revenue-management processes, automation, and forecasting capabilities
  • Build scalable revenue-management workflows and tools that grow with the portfolio

Desired Outcomes:

  • Improved RevPAS, occupancy, ADR, revenue, and NOI across the Streamside portfolio
  • Consistent, data-driven pricing practices across all parks
  • Stronger forecasting and earlier identification of revenue risks and opportunities
  • Strong alignment between Revenue Management, Operations, Marketing, Finance, and park teams
  • Increased revenue contribution from ancillary and non-rate opportunities
  • Scalable revenue-management systems and processes that support continued portfolio growth

Qualifications:

  • 5-10+ years of experience in revenue management, pricing, demand forecasting, or financial analysis
  • Advanced Excel skills; experience with BI platforms, forecasting tools, or revenue-management systems preferred
  • Strong understanding of occupancy, ADR, RevPAS, booking pace, and other key revenue metrics
  • Demonstrated experience managing dynamic pricing across multiple properties or locations preferred
  • High EQ - strong communicator who can translate financial insights for operational and marketing audiences
  • Builder mentality: comfortable in ambiguity, energized by growth, and solution-oriented by nature
  • Hands-on experience with Campspot, KOA K2, Airbnb, or comparable hospitality platforms a plus
  • Outdoor hospitality, RV resort, campground, hotel, or other hospitality experience a plus
