This position assists the Community Manager in ensuring efficient office administration, property maintenance coordination, and strong resident relations. The role also contributes to marketing efforts, leasing activities, and the sale of new and pre-owned homes. The Assistant Community Manager is organized, customer-focused, and proactive in maintaining the quality and appeal of the community.\n Job Duties\nHandles delinquencies and approves eviction proceedings while adhering to Sun's policies. (Essential)\nMonitors, codes and approves invoices for operating expenses and sales related costs (Essential)\nManages the rent collection process including collecting, posting, and depositing income from leasing of rental sites and homes, as well as filing to collect on delinquent debts (Essential)\nHandles customer issues in a timely and professional manner, communicating through a variety of means (Essential)\nCoordinates team member selection and development and ensures team members comply with appropriate policies and procedures.\nCoordinates and assists with the Lease Purchase Program (LPP), including repairs, leasing, LPP sales, refurbishments, re-leasing, closing, and follow-up. Coordinates and follows-up on service requests\nEnsures customers and residents receive the highest levels of service consistent with Sun's customer service philosophy\nReports any deficiencies, which would adversely affect the operation of the community\nIdentifies and prepares sites for model homes. Coordinates with maintenance team to ensure vacant sites are prepared for home move-ins\nInspects and recommends purchase and renovation of used/repossessed homes\nEnforces community rules and regulations\nReviews monthly property accounting reports and compiles reports for the accounting department, as required.\nEnsures compliance with federal, state, and local agencies that regulate fair housing laws and community operations\nEnsures that overall community appearance is well maintained and groomed to Sun's curb appeal standards\nPlans and coordinates resident relation events and activities\nInitiates and maintains local dealer relationships\nHandles emergencies that may arise onsite, insuring adherence to standard operating procedures\nAll other duties as assigned\nAssists with developing a marketing strategy and maintains effective advertising to attract prospective residents to the community\n Requirements\nHigh School Diploma or GED (Required)\nBachelor's Degree in Related field (Preferred)\n2 years in in general business and customer service experience (Required)\n6 months in in prior sales and leasing experience (Preferred)\nExcellent written and verbal communication skills\nDemonstrated leadership abilities\nSolid negotiation skills\nAbility to thrive in a fast-paced environment\nIntermediate computer proficiency\nFlexibility to respond to community needs during non-business hours\nMust have a valid driver's license\nBENEFITS\nAt Sun Communities, you will be part of an industry-leading organization where you will be challenged, inspired, rewarded and transformed.
