The Assistant General Manager assists with administrative functions, marketing, leasing and home sales, maintenance coordination, budgeting, and resident relations.\n Job Duties\nProcesses invoices for operating and sales-related expenses. (Essential)\nResponds promptly and professionally to resident and customer issues, determines the validity of complaints, and provides solutions in accordance with Sun’s policies. (Essential)\nCoordinates team member selection and development and ensures team members comply with appropriate policies and procedures.\nConsults General Manager or RVP to determine the best course of action in the event a question or situation does not have an established guideline.\nOversees and balances property and ancillary income to ensure accurate financial records.\nInspects homes and recommends purchases or renovations.\nAssists with marketing of models, pre-owned, and brokered homes; prepares documents for listing and sale.\nSupports site preparation for Sun Homes models and coordinates with maintenance to ready vacant sites.\nManages rent collection, including receiving, posting, and depositing income.\nAssists with handling delinquencies and approves evictions as needed.\nReviews residency applications and approves or denies applicants.\nInitiates and maintains relationships with local dealers.\nAssists in preparation of the annual operating budget and provides accurate data for capital expenditure (capex) and expansion budget planning.\nReviews monthly property accounting reports, compiles information for the Accounting Department, and prepares explanations for profit & loss (P&L) variances.\nSelects, supervises, and reviews contractual services in collaboration with the General Manager and RVP.\nInitiates lease renewals and rent increase letters, ensuring timely distribution.\nAssists with management of LPPs, including repairs, leasing, sales, refurbishments, re-leasing, closings, and follow-up.\nAssists in approving new move-in incentive requests.\nOther duties as assigned.\nSupports development of marketing strategies and maintains advertising to attract prospective residents.\n Requirements\nHigh School Diploma or GED (Required)\n3 years in property management/community experience (Required)\n6 months in previous sales and leasing experience (Preferred)\n3 years in supervisory experience (Required)\nGeneral knowledge of maintenance\nSolid negotiation skills \nAbility to thrive in a fast-paced environment\nWorking knowledge of basic accounting principles \nThorough knowledge of federal, state and local laws pertaining to fair housing and employment law\nBasic computer proficiency, including email, the internet and Microsoft Office 365\nFlexibility to respond to community needs during non-business hours\nMust have a valid driver's license\nBENEFITS\nAt Sun Communities, you will be part of an industry-leading organization where you will be challenged, inspired, rewarded and transformed.
