This role serves as the primary point of contact for residents and requires 24/7 on-call availability. Key responsibilities include overseeing administrative functions, marketing, leasing, and the sale of both new and pre-owned homes. The Community Manager also manages property maintenance, budgeting, team performance, and fosters strong resident relations to ensure a positive living environment.\n Job Duties\nMarkets models, pre-owned, and brokered homes for sale; prepares documents to list and sell homes (Essential)\nManages the rent collection process including collecting, posting and depositing income from leasing of rental sites and homes, as well as collecting on delinquent debts (Essential)\nHandles delinquencies and approves eviction proceedings while adhering to Sun’s policies (Essential)\nMonitors, codes, and approves all invoices for operating expenses and sales-related costs (Essential)\nResolves complaints and responds to issues in a timely manner; offers solutions consistent with guidelines (Essential)\nCoordinates team member selection and development and ensures team members comply with appropriate policies and procedures.\nManages LPPs, including repairs, leasing, sales, refurbishments, re-leasing, closing, and follow-up on service requests\nEnsures compliance with federal, state, & local agencies that regulate fair housing laws and community operations\nReviews and approves/denies residency applications\nInitiates lease renewals and rent increase letters, ensuring timely distribution\nConsults with RVP to determine the best course of action in the event a situation does not have an established guideline\nInspects and recommends purchase and renovation of used/repossessed homes\nPrepares sites for Sun Homes models; coordinates with maintenance to ensure vacant sites are prepared for move-ins\nHandles emergencies that arise onsite, ensuring adherence to standard procedures\nEnsures compliance of safety policies; completes incident reports in a timely manner\nEnsures that community appearance is maintained to Sun’s curb appeal standards\nAssists with preparation of budgets; provides accurate data to assist in CapEx and expansion needs\nReports deficiencies that would adversely affect the operation of the community\nReviews and compiles property accounting reports for the Accounting team\nDriving is an essential function of the role and a business necessity as the Community Manager must independently complete various tasks such as inspecting used or repossessed homes for purchase and renovation, travel across the property to assess curb appeal and handle on-site emergencies, make bank runs to deposit site rent and community income, and travel within the property and to nearby locations as needed\nAll other duties as assigned\n Requirements\nHigh School Diploma or GED (Required)\nBachelor's Degree in Real Estate, Hospitality, or Business (Preferred)\n2 years in property management experience, including 2 years of supervisory experience (Required)\n6 months in prior sales and leasing experience (Required)\n6 months in previous experience using NetSuite (Preferred)\nGeneral knowledge of maintenance\nDemonstrated leadership abilities\nStrong organizational skills\nExcellent verbal and written communication skills\nSolid negotiation skills\nAbility to thrive in a fast-paced environment\nWorking knowledge of basic accounting principles\nThorough knowledge of federal, state and local laws pertaining to fair housing and employment law\nIntermediate computer proficiency, including the ability to use the Microsoft Office Suite, email and internet\nFlexibility to respond to community needs during non-business hours\nAbility to live on-site within the community (housing provided)\nMust have a valid driver's license\nBENEFITS\nAt Sun Communities, you will be part of an industry-leading organization where you will be challenged, inspired, rewarded and transformed.
