They are in charge of everything from administrative activities, marketing, leasing and home sales of new and pre-owned homes, to property maintenance, budgeting, and most importantly resident and guest relations.\n Job Duties\nEnsures guests & residents receive the highest levels of service consistent with Sun's Customer Service philosophy (Essential)\nResolves complaints & responds to issues in a timely manner; Offers solutions consistent with guidelines (Essential)\nManages the rent collection process, including collecting, posting & depositing income from leasing of rental sites. Ensures bad debt is submitted to collections (Essential)\nHandles delinquencies & approves eviction proceedings while adhering to Sun's policies (Essential)\nEnsures compliance of policies designed to increase team member safety. Submits workers' compensation reports & incident reports on a timely basis (Essential)\nEnsures compliance with the federal state & local agencies that regulate fair housing laws & resort operations (Essential)\nEnsures that overall resort appearance is well maintained to Sun's curb appeal standards (Essential)\nCoordinates team member selection and development and ensures team members comply with appropriate policies and procedures.\nMonitors, codes, & approves all invoices for operating expenses & sales related costs. Maintains petty cash and activity accounts\nConsults RVP to determine the best course of action in the event a question or situation does not have an established guideline\nOversees & accounts for balancing of RV income nightly. Signs off on bank deposits & forwards RV income report to Main Office\nInspects & recommends purchase and renovation of repossessed homes\nMarkets models, pre-owned, & brokered homes for sale in the resort. Prepares documents to list & sell homes\nIdentifies & prepares sites for Sun Homes models. Coordinates with maintenance team to ensure vacant sites are prepared for home move-ins\nAssists RVP with developing a marketing strategy and maintaining effective advertising to attract prospective guests to resorts in their portfolio. Stores copies of marketing materials, ads, flyers, outreach programs, etc\nAssists RVP with preparation of annual operating budgets. Provides accurate data to assist in capital expenditure & expansion budget\nReviews monthly property accounting reports & compiles reports for the Accounting department. Prepares monthly explanation of P&L variances\n Requirements\nHigh School Diploma or GED (Required)\n2 years in property management/resort experience including 2 years of supervisory experience (Required)\n6 months in previous sales and leasing experience (Preferred)\n6 months in experience working in the hospitality industry (Preferred)\n6 months in experience using NetSuite (Preferred)\nGeneral knowledge of maintenance\nSolid negotiation skills\nAbility to thrive in a fast-paced environment\nWorking knowledge of basic accounting principles\nThorough knowledge of federal, state and local laws pertaining to fair housing and employment law\nBasic computer proficiency, including email, the internet and Microsoft Office Suite\nFlexibility to respond to resort needs during non-business hours\nAbility to live on-site within the resort (housing provided), if applicable\nRequired Certifications/Licensures:(Valid driver’s license)\nREWARDING BENEFITS\nAt Sun Outdoors, you will be part of an industry-leading organization where you will be challenged, inspired, rewarded and transformed.
