Additionally, they supervise and oversee individual community maintenance team members.\n Job Duties\nFollows-up on work assignments to ensure efficient, thorough completion of assigned work orders. (Essential)\nAssists with the selection of all contractual services as requested; monitors on-site contractors. (Essential)\nCompletes regular inspections of resident sites throughout the community. (Essential)\nAssists in move-in procedures including resale inspection authorizations, commencement inventory checklists, lot modifications, maintenance of model home exteriors until sold, and insurance of supervisory presence over contractors and at time of move-in. (Essential)\nCoordinates team member selection and development and ensures team members comply with appropriate policies and procedures.\nEstablishes and prioritizes daily work of maintenance team.\nPrioritizes and resolves community service requests, including maintaining records of types and frequency of service requests received.\nAssists maintenance team with all aspects of property maintenance and repairs of grounds and facilities.\nPerforms water testing and other maintenance duties related to a well-water system or on-site water meters, including taking water samples, if applicable.\nCollaborates with the Community Manager to establish emergency maintenance on-call schedule.\nPerforms duties in a safe manner, adhering to all safety procedures and properly using safety equipment.\nAssists with maintenance issues regarding new homes as directed.\nMaintains vehicle/equipment maintenance logs and ensures proper maintenance of community vehicles.\nCoordinates and ensures completion of routine maintenance and minor emergency repairs.\nEnsures safe storage of hazardous chemicals and/or equipment.\nPrepares all maintenance-related logs in accordance of the Operations Manual.\nReviews exterior improvement and tree maintenance/removal requests.\nMaintains inventory of equipment, tools, and supplies, including making purchases with approval and while adhering to budget guidelines.\nMeets with Community Manager daily to report on the status of all scheduled maintenance work, notifying the manager of any hazardous conditions and recommended solutions.\nIssues resident rule reminders and violation notices; follows-up as needed.\nAssists Community Manager with aspects of the capital expenditure program, including reviewing budget variances as needed.\nOther duties as assigned.\n Requirements\nHigh School Diploma or GED (Required)\n2 years in experience with general maintenance techniques, repair work, and grounds (Required)\n6 months in previous supervisory experience (Preferred)\n6 months in demonstrated knowledge of plumbing, electrical, construction, pool, and grounds maintenance (Required)\nProficient in operating various hand tools and power equipment\nExcellent organizational skills\nGood verbal and written communication skills\nBasic computer proficiency including the ability to use the Microsoft Office Suite, email, and internet\nAbility to respond to community needs during non-business hours\nMust have a valid driver's license\nBENEFITS\nAt Sun Communities, you will be part of an industry-leading organization where you will be challenged, inspired, rewarded and transformed.
