Additionally, they supervise and oversee individual resort maintenance team members.\n Job Duties\nFollows-up on work assignments to ensure efficient, thorough completion of assigned work orders. (Essential)\nPerforms water testing and other maintenance duties related to a well-water system or on-site water meters, if applicable. Ensures water samples are taken on a regular basis. (Essential)\nAssists maintenance team with all aspects of property maintenance and repairs of grounds and facilities such as lawns, clubhouses, pools, streets, curbs, and gardening/landscaping. (Essential)\nAssists with the selection of all contractual services. Supervises on-site contractors. (Essential)\nCompletes regular inspections of resident sites throughout the resort. (Essential)\nAssists with move-in procedures: performs resale inspection authorization, prepares commencement inventory checklist & oversees lot mods, ensures management presence at move-in, supervises all contractors, and maintains exterior of model homes until sold. (Essential)\nCoordinates team member selection and development and ensures team members comply with appropriate policies and procedures.\nPrioritizes and resolves resort service requests, including maintaining records of types and frequency of service requests received.\nCollaborates with Resort Manager to establish emergency maintenance on-call schedule.\nPerforms duties in a safe manner, adhering to all safety procedures and properly using safety equipment.\nAssists with maintenance issues regarding new homes as directed.\nMaintains vehicle/equipment maintenance logs and ensures proper maintenance of resort vehicles.\nCoordinates and ensures completion of routine maintenance and minor emergency repairs.\nEnsures safe storage of hazardous chemicals and/or equipment.\nPrepares all maintenance-related logs in accordance with the Operations Manual.\nReviews exterior improvement and tree maintenance/removal requests.\nMaintains inventory of equipment, tools, and supplies. Purchases equipment, supplies, and services as needed with Resort Manager approval, ensuring to adhere to budget guidelines.\nMeets with Resort Manager daily to report on the status of all scheduled maintenance work; notifies manager of unsightly or hazardous conditions and recommended solutions.\nIssues resident rule reminders and violation notices and follows-up as needed.\nAssists Resort Manager with aspects of the capital expenditure program, including reviewing budget variances as needed.\nOther duties as assigned.\n Requirements\nHigh School Diploma or GED (Required)\n3 years in experience with general maintenance techniques, repair work, and grounds (Required)\n1 year in previous supervisory experience (Preferred)\nDemonstrated knowledge of plumbing, construction, pool and grounds maintenance\nProficient in operating various hand tools and power equipment\nExcellent organizational skills\nGood verbal and written communication skills\nBasic computer proficiency, including the ability to use the Microsoft Office Suite, email, and internet\nAbility to respond to resort needs during non-business hours\nREWARDING BENEFITS\nAt Sun Outdoors, you will be part of an industry-leading organization where you will be challenged, inspired, rewarded and transformed.
