The Senior Resort Manager also leads leasing and sales efforts for new and pre-owned homes, while fostering a positive community environment through effective resident and guest relations.\n Job Duties\nEnsures guests and residents receive the highest levels of service consistent with Sun's customer service philosophy (Essential)\nHandles resident and guest complaints in a timely and professional manner while communicating through a variety of means (Essential)\nManages the rent collection process, including collecting, posting, and depositing income from leasing of rental sites. Ensures bad debt is submitted to collections (Essential)\nHandles delinquencies and approves eviction proceedings while adhering to Sun's policies (Essential)\nCoordinates the timely distribution of rental increase and lease renewal notices (Essential)\nCoordinates team member selection and development and ensures team members comply with appropriate policies and procedures.\nReviews residency applications and approves or denies residency\nEnsures compliance of policies designed to increase team member safety\nEnforces resort rules and regulations\nEnsures compliance with federal, state, and local agencies that regulate fair housing laws and resort operations\nEnsures that overall resort appearance is well maintained and groomed to Sun's curb appeal standards\nMonitors, codes, and approves all invoices for operating expenses and sales related costs\nConsults with Regional Vice President (RVP) to determine the best course of action in the event a question or situation does not have an established guideline\nOversees and accounts for balancing of RV income nightly\nInspects and recommends purchase and renovation of used/repossessed homes\nMarkets models, pre-owned, and brokered homes for sale in the resort\nIdentifies and prepares sites for Sun Homes models\nAssists RVP with developing a marketing strategy and maintaining effective advertising to attract prospective guests\nAssists RVP with preparation of annual operating budget\nReviews monthly property accounting reports\nSelects, supervises, and reviews contractual services with RVP's direction\nSubmits workers' compensation accident and incident reports on a timely basis\nMaintains petty cash and activity accounts\nSigns off on bank deposits and forwards report to Main Office\nPrepares documents to list and sell homes\nCoordinates with maintenance team to ensure vacant sites are prepared for home move-ins\nProvides accurate data to assist in capital expenditure and expansion budget needs\nPrepares monthly analysis and explanation of profit & loss (P&L) variances\n Requirements\nHigh School Diploma or GED (Required)\n6 months in Previous sales and leasing experience (Preferred)\n6 months in Property management/resort experience, including 2 years of supervisory experience (Required)\nGeneral knowledge of property maintenance\nSolid negotiation skills\nAbility to thrive in a fast-paced environment\nThorough knowledge of federal, state, and local laws pertaining to fair housing and employment law\nBasic computer proficiency, including email, the internet, and Microsoft Office Suite\nFlexibility to respond to resort needs during non-business hours\nAbility to live on-site within the resort (housing provided), if applicable\nMust have a valid driver's license\nREWARDING BENEFITS\nAt Sun Outdoors, you will be part of an industry-leading organization where you will be challenged, inspired, rewarded and transformed.
