Implement corrective actions to keep projects on track.\nManage project documentation, oversee completion of job closeout, and manage warranty issues.\nOversee/conduct submittals, PCIs, procurement, and other project logistics/deliverables.\nOrganize and lead productive project meetings, foster collaboration, and manage conflict.\nPrepare estimates, establish budgets, and contract pricing.\nNegotiate and manage owner billings, approve change orders, and monitor collection of payment.\nOversees subcontract negotiations, bid/scope packages, contract execution, billings, and change orders.\nEffectively manage subcontractor partnerships to ensure compliance with sub-contracts.\nEstablish and enforce procedure for a timely buyout, shop drawing approval, and material purchasing.\nManage documentation of significant project events including accidents, risk alerts, and delays.\nProvide timely and accurate cost, forecasting, and productivity reporting to management.\nEnsure positive project cash flow and resolve any cost-related issues.\nManage an effective job mobilization and start up process.\nKeep project on schedule through effective project management practices and consistent field review.\nAssist field with building code compliance, permits, and building shutdowns.\nEnsure safety and quality procedures, plans, and standards are implemented and enforced onsite.\nParticipate in preconstruction and business development activities (estimating, job interviews, etc.)\nComplete other responsibilities as assigned\nMINIMUM SKILLS OR EXPERIENCE REQUIREMENTS:\nDegree in construction related field (such as Engineering, Construction Management, Architecture, etc.), or completion of Construction Management Certificate Program, or\nequivalent working experience.\n5-8 years with construction management experience with experience managing or supervising teams/personnel.\nWorking knowledge and understanding of construction means and methods.\nWorking knowledge and experience overseeing cost control, labor productivity, cash flow, and cost management procedures.\nWorking knowledge of contract law and project management control systems (scheduling, cost control, procurement, and estimating)\nWorking knowledge and understanding of project scheduling, quality, and safety practices.\nWorking experience in critical path/scheduling\nUnderstands insurance programs, risk management procedures and protocol.\nExperience with virtual construction technology systems and platforms (such as CMIC, Bluebeam, and other related systems)\nEffective organizational skills, problem-solving abilities, and can adapt to fast paced environments.\nStrong leadership and interpersonal skills.
