Tarantino currently manages over $2 Billion in real estate assets.\nThe Green at Waco Apartments is seeking an experienced and enthusiastic Assistant Property Manager for our Student Housing community located in Waco, TX.\nResponsibilities:\nPartner with the Property Manager in overseeing daily property operations, leasing performance, marketing initiatives, and resident satisfaction.\nSupervise, coach, and train the leasing team to meet leasing goals, company standards, customer-service expectations, and Fair Housing requirements.\nTake an active leadership role in generating traffic, converting leads, securing renewals, and achieving the property’s occupancy and revenue goals.\nDevelop and execute the property’s marketing strategy, including campus outreach, digital advertising, resident referrals, promotions, events, and local partnerships.\nMaintain the property’s marketing calendar and ensure all campaigns, outreach activities, and promotional initiatives are completed on schedule.\nOversee social media platforms and review community communications for accuracy, professionalism, brand consistency, and compliance before publication.\nMonitor lead activity, follow-up performance, tour-to-lease conversion, availability, renewals, and other leasing metrics; identify performance gaps and implement corrective action.\nConduct monthly market surveys, monitor competitor pricing and promotions, and recommend rate, concession, and marketing adjustments.\nReview and approve rental applications in accordance with established rental criteria and ensure lease files are complete and accurate.\nMaintain the integrity and accuracy of Entrata data, including guest cards, traffic sources, follow-ups, applications, leases, renewals, resident accounts, availability, and work orders.\nComplete daily lease approvals, renewal updates, availability reviews, and other time-sensitive leasing activities.\nTrack unit and bed availability and support roommate-matching efforts, transfer requests, and occupancy planning.\nMeet regularly with the Property Manager and Market Director to review leasing performance, marketing results, operational concerns, financial performance, and action plans.\nAssist with move-in, move-out, and turnover coordination, including resident communications, scheduling, file preparation, inspections, and operational procedures.\nSupport the planning and execution of resident events, leasing events, outreach activities, and promotional campaigns.\nAssist with invoice review and approval, expense tracking, purchasing, and the timely submission of property expenses.\nProvide exceptional customer service and timely communication to residents, prospects, guarantors, vendors, and community partners.\nPerform administrative and operational duties assigned by the Property Manager.\nServe as acting Property Manager when necessary and help maintain continuity of property operations, team supervision, leasing, marketing, and resident services.\nRequirements\n1-3 years of property management experience required\nExperience in student housing required\nLeasing experience required\nExperience with rent collections, delinquency management, and resident ledgers.\nExperience handling renewals, move-ins, move-outs, and resident correspondence.\nHigh attention to detail with strong organizational and administrative skills.\nOur Perks & Benefits:\nTaking care of our clients and residents starts with taking care of our team.
