Will create and manage land development budgets, monitor work and actively track invoices, need to understand all components of the land development processes and timing/sequencing of all phases of those processes. Secure the company’s ability to deliver lots on time and play an integral role in the planning process for the jurisdictions in which the company operates, anticipating all possible requirements needed to secure building permits. Ability to understand design-related components necessary to satisfy jurisdictional requirements.Job Details\nWe trust that as a Land Development Manager you will: (responsibilities)\nConceptual Plan/Preliminary Plat/Final Plat\n\nObtain approval of subdivision, development and reimbursement agreements\n\nObtain common area landscape plan approval\n\nDirect civil engineer on improvement plan issues and schedules\n\nDirect civil engineer on final plat development issues and schedule\n\nDirect civil engineer on final plat schedules\n\nPrepare trade specific scopes of work, bid package, and construction contracts\n\nEvaluate and quantify bid results by trade\n\nCoordinate with dry utility companies for plan preparation, service agreements, easement dedications, and schedule\n\nSchedule and attend all pre-construction and onsite progress meetings\n\nCoordinate wetland mitigation work\n\nManage day-to-day operations of general contractor and all other trades\n\nManage day-to-day development activities\n\nSchedule appropriate vendors / subcontractors to meet project schedule\n\nDirect all trades on conflicts to achieve resolution\n\nComply with all agency requirements\n\nInspect improvements to ensure compliance with plans\n\nCoordinate start of home construction with contractors and agencies\n\nImplement erosion control\n\nCommunicate to other Land staff and, if appropriate, Sales and Construction\n\nCreate subdivision punch list with inspectors\n\nDirect all trades on all corrective punch list measures and periodic maintenance/repairs\n\nImplement maintenance measures\n\nLead New Community Opening Meetings\n\nCreate subdivision one year punch list with inspectors\n\nDirect all trades on all corrective one year punch list measures\n\nObtain conditional use and/or temporary permits, as required\n\nCoordinate and communicate with HOA and CDD’s\n\nPrepare affordable housing program (if required)\n\nPrepare sales disclosures (as needed)\n\nYou are willing to perform other duties as assigned\n\nWhat you will need: (competencies, behaviors & attributes)\nBusiness Acumen\n\nCustomer Focus\n\nDeveloping Direct Reports and Others\n\nDrive for Results\n\nPriority Setting\n\nSelf-Knowledge\n\nAbout you:\n3 years of combined experience in the Home Building Industry\n\nBachelor’s degree in Business, Accounting, Civil Engineering, Planning or Construction Management required\n\nAttention to detail A MUST\n\nAbility to anticipate possible obstacles and propose favorable solutions\n\nStrong work ethic and commitment to implementation and execution\n\nConcise writing and public speaking/presentation skills are desirable for reporting to the management team\n\nAbility to read improvement plans, formulate budgets and understand accounting principles\n\nStrong computer and negotiating skills\n\nAction and results oriented\n\nSuperior ability to successfully multi-task and utilize project management skills\n\nFLSA Status: Exempt\nWill have responsibilities such as:\nInterviewing, selecting, and training employees;\n\nSetting rates of pay and hours of work;\n\nAppraising productivity; handling employee grievances or complaints, or disciplining employees;\n\nDetermining work techniques;\n\nPlanning the work;\n\nApportioning work among employees;\n\nDetermining the types of equipment to be used in performing work, or materials needed;\n\nPlanning budgets for work;\n\nMonitoring work for legal or regulatory compliance;\n\nProviding for safety and security of the workplace\n\nEssential Functions:\nSuccessful job applicants will be able to perform these functions.
