This position involves both preventive and corrective maintenance of building systems and equipment and supports the management of vendors and contractors. The Facilities Maintenance Technician Lead works closely with the Operations Manager and Director of the department to ensure safe, efficient, and reliable facility operations.\nKey Responsibilities\nBuilding & Systems Maintenance\nSupervise routine and preventive maintenance on HVAC, electrical, plumbing, and mechanical systems.\nPlan and coordinate maintenance activities, set work priorities, and create schedules to ensure timely completion of tasks.\nConduct general maintenance and repairs, including lighting, furniture, carpentry, painting, and minor construction.\nReplace HVAC filters, unclog drains, and perform minor HVAC repairs.\nConduct regular inspections of building interiors and exteriors to identify and address maintenance needs.\nRespond promptly to maintenance requests, emergencies, and safety issues.\nOrganization and upkeep of storage spaces.\nVendor & Contractor Coordination\nManage and schedule preventive maintenance contracts (HVAC, elevators, pest control, etc.).\nCoordinate vendors work schedules, monitor performance, and ensure compliance with company standards.\nAssist with the preparation of Requests For Proposals (RFP), and specifications for maintenance-related projects.\nOversee contractors and inspect work to ensure quality and safety compliance.\nFacilities Operations & Support\nDirect, train, and evaluate the performance of maintenance staff, providing instruction, coaching, and support. Support personnel actions like hiring and discipline\nMaintain facility maintenance records, contracts, and documentation using Jira, Prism, or other maintenance software.\nMonitors work orders and assign work to appropriate staff to complete work efficiently\nPrepare inspection and maintenance reports, including recommendations for repairs or improvements.\nSupport office operations by coordinating event/meeting room setup, furniture moves, cleaning, and waste removal.\nSupport Asset and Inventory management during audits and new projects.\nParticipate in budget preparation and provide cost estimates for building maintenance activities.\nSafety & Compliance\nEnsure compliance with health, safety, and environmental regulations.\nIdentify and report potential hazards and unsafe conditions.\nMaintain certifications and follow all safety procedures during maintenance activities.\nShared Responsibilities\nOperate company vehicle for deliveries or site work (valid driver’s license required).\nSupport other Facilities team members as needed and maintain accurate service and repair records.\nEducation and Experience\nAssociate’s degree in Facilities Maintenance, Building Systems, or a related field OR equivalent combination of education and 5+ years of experience in facility maintenance.\nCertificate in HVAC, Building Maintenance Technology, or related discipline preferred.\nMinimum 3 years of experience performing maintenance in a commercial, industrial, or institutional environment.\nKnowledge, Skills, and Abilities\nWorking knowledge of building systems: HVAC, electrical, plumbing, carpentry, and mechanical maintenance.\nAbility to read and interpret blueprints, electrical schematics, and maintenance manuals.\nProficiency with maintenance management software and Microsoft Office (Word, Excel, PowerPoint).\nStrong organizational and time-management skills with the ability to prioritize tasks effectively.\nExcellent communication and customer service skills; able to work collaboratively and professionally.\nValid First Aid and AED certification (or willingness to obtain).\nJob Functions:\nJob Functions are physical actions and/or working conditions associated with the position.
