Water and upkeep community landscaping as instructed. Spread salt on public passageways to prevent ice buildup. Rake, sweep, shovel as circumstances warrant.\nResponsible for daily upkeep of the community buildings and grounds that includes cleaning and removing of trash.\nResponsible for the care, maintenance and inventory of all supplies and equipment owned by the community and/or the company.\nAssist with “make-ready” and/or miscellaneous duties when requested by the Maintenance Supervisor or Community Manager. Other miscellaneous duties as required.\nResponsible for maintaining the required community uniform and ensuring a professional appearance and behavior at all times.\nOperate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.\nResponsible for reporting unusual or extraordinary circumstances regarding the community or residents; initiates action to correct unsafe conditions.\nResponsible for courteous, efficient response at all times.\nResponsible for thorough knowledge of company policies.\nResponsible for seeking educational opportunities and self-improvement for personal growth and development.\nSUPERVISORY RESPONSIBILITIES: This job has no supervisory responsibilities.\nQUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Must be knowledgeable and skilled in the safe use and maintenance of the following tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovel, and snow blower.\nLANGUAGE SKILLS: Ability to read a limited number of two- and three-syllable words and basic numbers. Ability to speak simple sentences.\nMATHEMATICAL SKILLS: Ability to add and subtract two digit numbers and to multiply and divide by 10's and 100's.\nREASONING ABILITY: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.\nTRAINING, CERTIFICATES, DESIGNATIONS: Fair Housing must be completed within 1 day of hire.
