The Unity Council employs a diverse workforce of more than 300 people who reflect the linguistic, cultural, and ethnic identity of the communities we serve.\nPosition Summary\nUnder the supervision of the Property Manager, the Maintenance Technician is responsible for performing routine preventative maintenance and general repair work throughout the building, as well as with mechanical equipment and utility systems. Technicians are also responsible for the preparation of vacant units for occupancy. Maintenance Technician lives on site and is expected to be on call after hours for emergency work orders.\nEssential Duties and Responsibilities\nThe duties and responsibilities include, but are not limited to the following:\nProvide the highest level of customer service for residents, staff, and vendors\nEnsure units’ turnover according to policy.\nPerform typical maintenance duties such as, but not limited to:\nCarpentry repairs (i.e. repair/replace locks, drywall repair, cabinet repair, door hinges, door handles, etc.)\nElectrical repairs (i.e. appliances, lighting fixtures, outlets, etc.)\nPlumbing repairs (i.e. clearing stoppages, replace fittings, toilet replacement, etc.)\nPainting, both interior and exterior as needed\nPerform HVAC troubleshooting and repairs, as needed\nPerforming general duties, preventative maintenance\nThoroughly inspect vacated apartments, document necessary renovations, and re-inspect completed units for the highest quality of work\nEnsure that adequate lighting is maintained throughout property\nMaintain inventory control of all maintenance tools, equipment, and supplies\nRoutinely inspect and evaluate the physical condition of grounds, common areas and building checking for safety compliance and correcting any safety hazards\nComply with company safety policies and procedures, which include attending safety meetings\nParticipate in a standby emergency schedule for evening, weekend and holiday coverage\nAssist in custodial work as needed (i.e. sweeping, mopping, emptying trash, etc.)\nMonthly inspection of fire extinguisher/safety equipment\nMay perform on call duties after hours.\nOther duties as assigned\nQualifications\nHigh school diploma or equivalent, college and/or trade school preferred\nValid California driver’s license and a reliable motor vehicle.\nMinimum of 2 years’ building maintenance experience or experience in a related field \nKnowledge of building maintenance and repair, including the ability to repair and maintain appliances, electrical, plumbing, and painting; HVAC and some carpentry experience preferred\nGeneral understanding of the Microsoft Word and Excel, some experience with property management software preferred\nMust have good communication skills, written and verbal\nMust be able to handle daily responsibilities and projects with minimal direction\nAbility to work well with others and be dependable, reliable in attendance\nBilingual English/Spanish preferred, but not mandatory\nPhysical Requirements\nAbility to perform duties involving sitting, standing, walking, bending, reaching, kneeling, stooping, crouching, crawling, twisting, and pushing/pulling;\nMust be able to safely climb ladders and stairs;\nAbility to regularly lift, carry, move, and position materials and equipment weighing up to 75 pounds;\nAbility to work under hot and cold conditions;\nRegularly required to sit for long periods of time, and occasionally stand and walk; \nRegularly required to use hands to operate computer and other office equipment; \nClose vision required for computer use.\nPre-Employment Requirements\nBackground/fingerprints\nReference Checks\nPhysical exam \nThis description is not intended to be construed as an exhaustive list of duties, responsibilities or requirements for the position.
