Shubhashish\nHomes’ land acquisition and business development strategy in Jaipur by\nidentifying, evaluating, and closing land opportunities through broker\nnetworks, landowners, and market intelligence, while managing end-to-end\nfeasibility, negotiations, and due diligence activities.\nKey Responsibilities\nLead land sourcing activities through strong brokernetworks, landowners, and market channels in Jaipur.\n\nBuild, manage, and expand relationships withbrokers, landowners, consultants, and local stakeholders.\n\nIdentify potential land parcels aligned with thecompany’s development strategy.\n\nConduct land visits for physical verification,zoning understanding, and site assessments.\n\nOversee market research, micro-market mapping,pricing benchmarks, and competition analysis.\n\nDrive preliminary feasibility studies includingdevelopment potential, costing, and ROI analysis.\n\nLead and participate in negotiations withlandowners and brokers.\n\nCoordinate closely with legal, technical, finance,and liaisoning teams for due diligence and approvals.\n\nManage documentation related to land acquisition,agreements, and statutory compliances.\n\nPrepare detailed feasibility notes, presentations,and proposals for senior management review.\n\nTrack market trends, upcoming developmentcorridors, and policy changes affecting land acquisition.\n\nEnsure timely closure of land deals and smoothhandover for project initiation.\n\nMentor and guide junior team members, ifapplicable.\n\nPerform additional strategic business developmentinitiatives as assigned by senior management.\n\nCandidate Profile\nEducation:\nGraduate/Postgraduate in Business Administration, Real Estate, Urban Planning,\nEngineering, or a related discipline.\nExperience:\nManager: 8-12 years\nSr. Manager: 12+ years\nRelevant experience in real estate business development and land\nacquisition is mandatory.\n\nSkills & Knowledge\nStrong understanding of Jaipur real estate marketsand land acquisition processes.\n\nProven experience in broker-driven land sourcingand deal closures.\n\nSound knowledge of land feasibility, zoningregulations, and development norms.\n\nExcellent negotiation, communication, andstakeholder management skills.\n\nStrong analytical and commercial acumen.\nWillingness to travel extensively for site visitsand negotiations.\n\nProficient in MS Excel,
