It is our goal to sustainably grow this portfolio over time through acquisition and development.\nThird Space is seeking a highly organized and motivated Project Coordinator to support the successful delivery of wood-frame multifamily and purpose-built rental projects.\nThis is a site-based position, working alongside experienced project management and field leadership teams, you will gain exposure to all aspects of construction delivery and have opportunities for professional growth,\nwhile helping shape a growing self-perform construction organization.\nReporting to the Project Manager and working closely with the Site Superintendent, Assistant Superintendent, consultants, subcontractors, and project stakeholders, the Project Coordinator will be responsible forproject documentation, contract administration, procurement coordination, scheduling support, cost tracking, and project reporting.\nThe successful candidate will be organized, proactive, and detail-oriented, with a strong senseof ownership and a desire to learn all aspects of construction project delivery. They will be an effective communicator, a collaborative team player, and someone who takes pride in supporting project success through accuracy, initiative, and follow-through.\nKeyResponsibilities:\nSupport the Project Manager and site team in the successful delivery of wood-frame multifamily and purpose-built rental projects.\nMaintain project documentation, including correspondence, drawings, specifications, contracts, meeting minutes, and project records.\nEnsure project files and documentation are complete, accurate, and maintained within Procore and other project management systems.\nCoordinate and maintainproject logs, including RFIs, submittals, shop drawings, site instructions, change orders, and consultant deliverables.\nAssistin the preparation, execution, and administration of subcontractor and supplier agreements.\nSupport trade procurement activities, including tendering, bid evaluations, subcontractor onboarding, and tracking procurement progress.\nCoordinate the collection and maintenance of subcontractor documentation, including insurance certificates, WorkSafeBC clearance letters, and contractual requirements.\nAssistwith material procurement, delivery coordination, and tracking of long-lead items.\nSupport monthly cost reporting, budget tracking, forecasting activities, and the review of subcontractor progress claims and invoices.\nAssistin the preparation of project reports, cost reports, and project status updates.\nSupport the development and maintenance of project schedules, look-ahead plans, and milestone tracking.\nCoordinate with consultants, subcontractors, suppliers, and site personnel to support project execution and resolve day-to-day project issues.\nParticipate in project meetings, document action items, and follow up on outstanding commitments.\nAssistwith quality control, deficiency tracking, turnover documentation, warranty documentation, operations manuals, and project close-out activities.\nSupport occupancy, handover, and project close-out processes to ensure a successful transition to property management operations.\nContribute to the continuous improvement of project procedures, templates, digital workflows, and standard operating practices.\nQualifications & Experience\nDiploma or degree in Construction Management, Engineering, Architectural Technology, Building Technology, or a related discipline.\n2-5 years of experience in a Project Coordinator, Project Administrator, Assistant Project Manager, or similar construction role.\nExperience supporting multifamily residential, mixed-use, commercial, or institutional construction projects is considered an asset.\nUnderstanding of construction drawings, specifications, contracts, and construction documentation.\nExperience with construction management software; Procore experience is considered a strong asset.\nProficient in Microsoft Office Suite, including Excel, Word, Outlook, and Teams.\nAccommodation Offered:\nIf we can offer reasonable accommodations to you in the application or interview processes, or if you have feedback on how we could improve the equity or accessibility of our recruitment, you are welcome to contact us with the subject line “Accommodation Request - Project Coordinator”.
