Overview of the Role
Financial management of development and investment properties located in Europe
Provide support to the respective Asset & Fund Managers
Close interaction with other Nuveen Real Estate offices globally and assisting with all finance related reporting requirements
Hands on involvement with reporting, cash flow management and process improvement
Support and close collaboration with third party service providers
Main Duties and Responsibilities
Regular:
Supporting the Fund Team acquiring new assets and managing the existing real estate portfolio
Liquidity Management and Performance Measurement of the Funds in cooperation with the service-KVG
Preparing and reviewing reporting to various internal departments (Performance, Treasury, etc.)
Maintaining relationship with external advisors and service providers (i.e. managing agents, service-KVGs, lenders, due diligence advisors)
Supporting in clarifying ad-hoc accounting queries with external property and fund accountants
Develop close working relationship with Fund Manager(s) and Asset Managers
Close interaction with other Nuveen offices globally and assisting with all reporting requirements
Liaising with managing agents and members of the wider Nuveen team to deliver process standardisation and efficiencies
Annually:
Supporting preparation and reviewing of year-end financial statements/ annual reports
Contact for property and transaction related audit and fund accountant queries
Quarterly/ bi-annually:
Preparation and reviewing of investor and bank reporting
Preparation of financial figures for Investor Meetings
Preparation of finance sections for quarterly investment reports
Monthly:
Reviewing the monthly reports prepared by the service-KVG
Liquidity Management and Performance Measurement (ONI-and IRR-Yields) of the Funds in cooperation with the service-KVG
Update of Investors overviews (shares, investment value, drawn capital, outstanding commitment)
Loan covenant monitoring
General:
Supporting interactions with - treasury, fund management, Service-KVG, auditors, managing agents, banks and other 3rd party service providers
Liaising with all parts of Nuveen as appropriate to ensure that all financial and operational matters are dealt with and managed
Technical Skills & Qualifications Required
Qualified accountant (ACA/ACCA/CIMA or equivalent like Bilanzbuchhalter IHK or Assistant tax consultant)
Property and/or Fund experience is desirable
Good knowledge of Excel, Word, Outlook & accounting systems (Yardi experience desirable but not essential)
Knowledge of local accounting standards
Good knowledge in Tax law
English skills

Team player - Close liaison with fund management and other areas of the finance and operations team, as well as external advisers
Communication & presentation - Clarity of presentation of information to internal and external clients/investors as appropriate

Mature and confident, able to deliver against objectives and to manage internal and client relationships
Good analytical, planning and organizational skills
Interested in investment law, real estate funds and transactions
