Responsibilities for the global real estate needs include space planning, scenario analysis, comparative analysis. This person is an integral position within the company in that this person is responsible for many aspects of establishing and supporting the company’s global leased facilities.\nReal Estate Leasing\no Work with brokers to gather information related to real estate alternatives\n\no Analyze real estate options considered for lease and make recommendations\n\no Coordinate with brokers, local company contacts and management to facilitate tours and obtain meaningful input from stake holders\n\no Summarize pertinent data into executive summary formats for presentation to COO\n\no Create test fits for potential leased properties in CAD\n\no Develop cost comparisons and make recommendations\n\no Work with brokers, internal legal department, external legal counsel and operations management to get negotiated lease prepared for signature\nLease Management o Ensure occupancy related costs and payments are correct and tracked\n\no Ensure that appropriate notices are dealt with for renewals and terminations\n\no Ensure that free-rent agreements are adhered to\nCoordinate Construction Projects o Work with contractors and other vendors and create a comprehensive project schedule\n\no Create finish plans for architects and contractors\n\no Work with furniture vendors on furniture purchase and layout\n\no Coordinate all tenant vendors as it relates to construction projects\n\no Coordinate all tenant vendors as it relates to vacating old premises\nGlobal Telephone/Internet Services o Establish back-up telco and data at all company offices\n\no Document procedures for switching to/from back-up providers\n\no Ensure that such back-up is posted in each office\n\no Conduct drills regarding back-up\n\no Conversion to cable company-wide\n\no Coordinate with and work with vendors to fix outages\nEstablish standards for external office\n\no Get competitive bids for all expenditures\n\no Maintain an open line of communication with other departments, TPT offices - enabling Operations to successfully support the growing network of offices\n\no Special projects, as needed\n\nThis controlled document is proprietary and is protected by U.S. and international copyright laws and trade secret laws.
