Additional duties will include participating in all proposals, specifications, price estimates, schedules, and sales efforts as they affect the aforementioned projects. The Construction Manager is responsible for sales and service support, field resources, and customer management communication as necessary.\nESSENTIAL DUTIES AND RESPONSIBILITIES:\nResponsible for contributing to, validating, and signing off on all proposals and specifications.Conceptual Phase (estimates & schedules)\nProgram Planning Phase\nDesign Phase\nConduct Prebid\nConstruction Phase\nConduct Pre-construction\nEffective Close-out\nCost Estimates and schedules\nUse of ebuilder for all project documentation per policy manual.\n\nAccountable for project cost/budget variance & profitability.\nAccountable for Quality Assurance.\nUnderstanding of subcontractor agreement and corrective measures of notification to subcontractor per the executed agreement.Proper letter notification to non-compliant subcontractor agreement articles, i.e., no waivers of lien for lower tier subs, missing submittals, etc.\n\nSet project timelines and goals.\nManage key metrics and report on a regular basis or as required.\nCoordinate work with Program Managers, sales and service support, customer management (WTI and Tremco Roofing), and resource management.\nParticipate in the preventive and corrective action process with responsibility and authority to:Initiate action to prevent the occurrence of any non-conformity relating to service, process, and quality.\nIdentify and record any service, process, or quality system problems.\nInitiate, recommend, or provide solutions through designated channels.\nVerify the implementation of solutions.\nControl further processing, delivery, or installation of non-conforming products until the deficiency or unsatisfactory condition has been corrected.\n\nReview all bids received and conduct contractor interviews for specification and contractual compliance.\nApprove Proposals for submission (i.e. pricing, specification, scope).\nDirect Project Manager, technicians, and superintendents.\nSign-off on project billings.\nResponsible for change order negotiation and approval.\nMetrics:\nBenchmarks will be assembled for the following metrics:\nConcept, Planning & Design (Proposals & Specs):# Proposals/Specs being managed\n# Proposals/Specs reviewed vs. in queue\n#/$ Wins vs. Losses\nProfit Margin of Wins vs. Losses\n\nConstruction (Execution)# of projects w/in (time &/or $) budget +/- X%\n\nContractor Management# Qualified Contractors\n$ Billed & Outstanding (& DSOs)\n\nCustomerProject Quality Score\n\nCompetencies:\nTechnical knowledge of all products and services that WTI offers\nDeep understanding of all Construction Management tasks\nUnderstanding of superintendent roles & responsibilities\nCommunications:\nSuperior written, oral, and digital communication skills\nMust have excellent interpersonal skills and a customer service approach when dealing with sales reps\nAble to create performance reporting\n24-hour reply response to all inquiries\nComputer Literacy\nEbuilder, Email, web, SAP, Access, Excel, PowerPoint, Microsoft Projects, Visual Cadd , AutoCadd, others TBD\nSpecification Development Stage:\nSelect the WTI Superintendent for the project.\nResponsible for specification detail drawings approval. Signing off on Specifications shall be required by the Division Manager, Construction Manager, and Tremco Sales Rep.\nPre-Bid Stage:\nConducts Pre-Bid Meeting, agenda outlines the required format of the Pre-Bid Meeting. Document\nresponses from Pre-Bid Meeting minutes are documented or audio recorded and compiled into meeting minutes on the form\nReceives and processes Pre-Bid Meeting Agenda and Sign-In form. Forwards published copies to local Tremco Rep, Superintendent, Facility Contact, and Roofing Subcontractor.\nBidding Stage:\nPublishes, approves, and distributes Addendum (where applicable)\nReceives and reviews bids and agreements\nPre-construction Stage:\nProvides established Project Schedule\nAssists Superintendent in planning and coordinating the Pre-Construction Meeting\nProvides superintendent with necessary subcontractor information from Bid Form site-specific safety plans, certificates, etc, prior to the Pre-Construction meeting\nConducts and processes completed Pre-Construction Meeting documentation and distributes to all applicable parties\nConstruction Stage:\nDaily receipt and review of Daily Inspection forms\nVisits job site as necessary\nReceive and review Weekly Progress Meeting Minutes; attend or be involved via conference call\nMaintain the project schedule, and process updates from the superintendent\nPerform site audits as appropriate\nAuthorize and generate Change Orders as required\nAuthorize subcontractor payments\nAuthorize Customer billing\nAssist the Superintendent with any problems during construction\nThe salary range for applicants in this position generally ranges between $81,000 and $120,000.
