We're on the lookout for passionate individuals that will elevate our vibrant culture and join us in delivering unparalleled service to our valued team members, residents, investors, and partners.\nCompensation: $90,000 to $110,000 annually, depending on experience, plus eligibility for a performance bonus.\nSchedule: Monday through Friday, 9:00 am to 6:00 pm, weekends as needed.\nJob Description:\nThe Area Maintenance Supervisor will work in collaboration with the Regional Property Managers and Regional Construction Managers to oversee physical and financial aspects of Facilities and Maintenance operations across the assigned portfolio of communities. This position relies on experience and judgment to plan and accomplish goals and lead the work of others with a wide degree of creativity and cost-effectiveness.\nKey Responsibilities:\nOperations and Procedures\nEnsure that curb appeal, work order status, and status of make-ready units meet the standards of policies and procedures.\nEnsure that community maintenance shops meet operations and cleanliness standards.\nEnsure that inventory control programs are being followed and that consistent on-site inspections are being conducted.\nMaintain daily maintenance operations of any property that is without a Maintenance Supervisor.\nOversee emergency plan implementation and training, verify the plan is in place at each property, and ensure all team members are trained on policies and procedures.\nAssist the site-teams before, during, and after a large-scale emergency.\nCoaching and Developing Teams\nCollaborate with Regional Property Managers, Community Managers, and Corporate Support Teams on interviewing, hiring, training, and mentoring maintenance team members.\nAssist Regional Property Managers in recommending transfers for maintenance team members.\nConduct regular reviews with maintenance team members, provide feedback regarding areas of excellence and areas for improvement, and support team members within navigating career paths.\nAssist People Operations with implementing disciplinary action as needed.\nCapital Projects\nReview all capital projects with the Regional Property Manager prior to or upon approval from the Vice President, and/or Portfolio Manager.\nCollaborate with Regional Property Manager to outline, develop, and manage specific capital projects.\nWork directly with the Regional Property Manager to outline the timeline and expectations of the capital project with specific site members and vendors before a project commences.\nDuring phase one of initial construction, the Area Maintenance Supervisor will coordinate the completion of capital projects with the in-house Construction Management division.\nAttend and assist the Construction Management team throughout due diligence of new assets being considered for acquisition.\nPrepare properties for marketing and disposition.\nAssist in the implementation of green initiatives.\nQualifications:\nProfessional Experience:\nMinimum 8 years of experience in Facilities Maintenance within Multifamily or Hospitality.\nPossess excellent general maintenance skills including HVAC repair, plumbing, electrical, etc.\nStrong creative, organizational, problem solving, and time-management skills.\nExcellent interpersonal and communication skills and able to work well with tight deadlines and in a team environment.\nEducation:\nAssociate degree from college or technical school or 4+ years related experience and/or training or equivalent combination of education and experience.\nAccurately perform basic mathematical functions.\nEPA Universal Certification required.\nCertified Pool Operator (CPO) Certification required.\nComputer Skills:\nIntermediate computer and internet knowledge preferred.\nAbility to use on-site resident management software preferred.\nPhysical Demands:\nPhysical demands may include the ability to lift 50 pounds. The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands. The team member may occasionally be required to climb. Specific vision requirements include the ability to use close vision, distance vision, color vision, depth perception, and the ability to adjust focus. The team member will be required to work at a personal computer.
